😮💧Could your leak just be condensation around the roof plumbing pipe?💧

Often overlooked, but condensation can form on the metal plumbing stack.
Attics always have a proportion of the inside house warm air that leaks into them. Typically this does not pose a problem as the roof is ventilated and the heat can evacuate.

Now a problem occurs when too much heat rises up and tries to evacuate near a metal plumbing stack or a similar metal vent. The cold from the metal mixes too fast with the warm air and creates water droplets on the pipe surface. These water droplets accumulate and then drip down towards your ceiling.

We've seen too many homeowners that have had their whole roof replaced and still a leak persist to only find out that the problem is a condensation issue.

Montreal winters are quite harsh and on homes with mansards the ventilation for the attic space is typically quite pitiful. Ice dams tend to build up and send water underneath the shingles especially in these dormer window areas.

We get called so often to fix these leaks. When roofers come to do the roof it is important that they don't just do the "standard job" on these areas.

Don't forget to insulate!

All too often we see skylights installed without insulation in the framed out portion above the roof. The lack of insulation allows the inside warm air to come into contact with the outside cold and create water vapour(condensation) within the wall.

Condensation can be a difficult problem to spot, usually it can only be seen at first as a slight discoloration in the corners around the skylight on the inside. This condensation is moisture that leads to structural degradation and possible mold issues.

Take a look at our photos. It's not just the exterior sealing that is important. The framed out box should be well insulated too.

🔨The Joys of Slate Roofing🔨

Hello everyone! We recently had the pleasure of working on a magnificent slate roof on Holton Avenue in Montreal. As you may know, heritage roofs like this one are an important part of Montreal's rich history and culture. We take pride in being able to preserve these roofs and keep them looking great for years to come.

🏠Montreal's lasting history

Slate roofing has been a popular choice for Montrealers since the 1800s due to its durability and timeless beauty. In fact, many heritage homes in the city still boast their original slate roofs, which are often considered works of art in their own right.

⚒️A Beautiful Trade

Now, Redoing a slate roof is no simple task. It takes expertise and a lot of care to get the job done right. Scaffolding is usually a must when redoing a slate roof. Luckily, our team at Precision Roofing knows a thing or two about slate roofs. We were able to complete the job with precision and skill, and the end result was truly stunning.

One of the most important things to keep in mind when working with slate is sorting. Prior to being installed on the roof, each piece of slate must be sorted and matched because each piece is distinctive. When everything is said and done, this helps to ensure that the roof looks uniform and lovely. Another consideration is the disposal and handling of the old slates. It is very important to find a way to remove the slate and get it lowered to the ground without causing any collateral damage. We usually use plywood and foam to protect the home's windows,doors and any other elements that could get damaged. Our favorite way of lowering the slate is by making a demolition box at the bottom of the scaffolding. This allows us to safely drop the slates into a contained area. If the height is quite high, we typically will use a chute to contain the debris. Once the slate is removed and lowered, it will be driven off site and either recycled or crushed down into dust for other products and purposes. Did you know that slate is one of the most environmentally friendly options for your roof?

We also made sure to put a high-temperature membrane under the metal valleys to prevent any leaks or water damage. And when it came to the flashing and valleys, we used copper to ensure that they would last for years to come. After all, we don't want any leaks or other issues popping up down the road.

That question depends on a lot of factors. Each model has its place and use. Let's go over some of the more popular brands and models to figure out which one is right for your home. Some of the more popular options are IKO Cambridge, IKO Dynasty, GAF Timberline HDZ, and BP Mystique.

✅IKO Cambridge:

Pros:

Affordable and widely available
Offers good value for their price
Strong resistance to winds up to 130 mph
Several color options available
Features a limited lifetime warranty

Cons:

Shorter lifespan compared to other premium brands
May not withstand extreme cold temperatures as well as other brands

✅IKO Dynasty:

Three-tab shingles were once the go-to option for roofing due to their affordability and ease of installation. However, as time passed and technology advanced, architectural shingles have become the preferred choice for roofing. Architectural shingles offer better durability, a longer lifespan, and superior performance in extreme weather conditions such as those found in Montreal. In addition, architectural shingles are available in a wider variety of colors and styles, making it easier to match the overall aesthetic of a home. While three-tab shingles may still be a viable option for some homeowners on a tight budget(but still not worth the trade offs) or for low slope applications. Truly, architectural shingles are the better long-term investment.
