Many people are surprised to hear that the average hot water tank only lasts 10 years, so we've made a list of the Top 5 tips to help extend your tank's lifespan.
Caution! Consult a professional and the manufacturers guide before attempting any of these yourself!
1: Regular Flushing:
Sediment build's up at the tank's bottom over time, interfering with proper heat distribution, which negatively impacts heating components. Periodically flushing the tank helps remove sediment and keep it clean.
2: Maintain the Anode Rod
Water tanks contain an anode rod of sacrificial metal, which attracts minerals, like calcium, to it's surface. These rods are meant to corrode instead of the tank, so need to be inspected for significant wear and replaced if they are depleted (3-5 years on average).
3: Inspect the Temperature and Pressure Relief Valve
This valve helps to maintain a safe and proper amount of pressure in your tank. If the pressure builds up past recommended limits, the valve will open, releasing a small amount of water or steam. This helps prevent wear and tear on the system due to excessive pressure.
4: Install an Expansion Tank
In closed water systems, thermal expansion can occur, putting stress on the tank. Installing an expansion tank helps absorb excess pressure, reducing strain on the tank and other components.
5: Schedule Annual Professional Inspections
Many of these steps require a trained professional to perform safely. Beyond these tips, a professional inspection will catch small issues before they turn into big problems. Leaks, corrosion, and faulty components can cause catastrophic failure, so it's important to catch them before that happens!
Hopefully these tips help you remember that, even though your water heater is working quietly away in your closet or basement, it needs a little love from time to time! Proper maintenance will significantly increase the lifespan and efficiency of the unit, helping with peace of mind and plenty of hot water.
