Hello!
It's been a busy week, and I'd like to share what's been going on. Building a new home is no doubt a daunting task but if you can start on the right foot, you're already doing great.
Planning always begins with the property and what's possible/allowable based on building codes and local bylaws. This example lot is 33'x120' with front, side, and rear setbacks shown as well as what's called the Building Envelope. Not to be confused with exterior cladding and rainscreens, this building envelope can be thought of as 3 dimensional setbacks to build within.
In the second photo, you'll notice that certain parts of the house like eaves, front steps, and rear patio are actually permitted to exceed the building envelope. This isn't always the case, but an individual site analysis is always worth doing to maximize the property's potential.
Fun fact: This home is located in Vancouver which means the National Building Code, the British Columbia Building Code, and the Vancouver Building Bylaw all need to be abided by. It sounds like a lot(and it is) but with the proper steps taken to jump through all the hoops, your designer can guide you through this confusing phase of building your dream home.
