We're giving one Metro Vancouver homeowner $2,500 toward new floors.

This week's floor is a Burnaby home, wide plank laminate run through the main living space. Laminate gets written off by people remembering the shiny, hollow-sounding board from twenty-five years ago. A modern one with a proper wear layer and a real bevel is a different product, and it takes daily traffic better than most surfaces at the same price.

Hard maple is the floor you should almost never stain.

Hard maple through this West Vancouver home. It's one of the densest floors we install, which is exactly what causes the problem.

That tight, closed grain doesn't absorb stain evenly. Where oak drinks it up and looks better for it, maple takes it in patches. You get blotching, and you don't find out until the whole floor is done.

Which is why maple is usually run natural or factory-finished, where the colour goes on under controlled conditions before the board ever reaches the house. If someone offers to site-stain a maple floor dark, ask to see a sample done on your actual boards first.

Left alone, it's a pale, quiet, almost grainless floor. Some people find that plain. Others want exactly that and nothing else.

Laminate still has a reputation it earned in 1998 and hasn't deserved since.

Laminate through this downtown Vancouver home. The stuff people remember is the shiny, obviously fake, hollow-sounding board from twenty-five years ago. That product basically doesn't exist anymore.

Where modern laminate genuinely wins: surface hardness. The wear layer on a good laminate is tougher than vinyl and tougher than a site-finished hardwood. If you have a big dog with untrimmed nails, this is the floor that shrugs it off.

Where it loses: standing water. Laminate has a wood-based core, so a dishwasher that leaks overnight is a real problem in a way it isn't for vinyl. Some laminates are rated water-resistant, and that is not the same thing as waterproof.

Right floor for a busy hallway. Wrong floor for a laundry room.

Stairs are the one place a floating floor isn't allowed to float.

Luxury vinyl plank through this North Vancouver home, carried up the staircase. On the flat, this floor sits loose over an underlay and moves as one piece with the seasons. On stairs it cannot do that. Every tread and riser is bonded down solid, and a nosing wraps the front edge of each step.

That nosing is where staircases fail. It takes more traffic than any other surface in the house, it is the part your heel lands on, and one that was glued on and hoped for will lift inside a year.

It is also why stairs take longer per square foot than the whole main floor put together. There is no such thing as a quick staircase.

Walnut is the one floor that gets lighter with age, not darker.

Engineered walnut through this West Vancouver home. Almost every other hardwood deepens in sunlight. Cherry goes red, oak ambers up. Walnut does the opposite: the deep chocolate mellows toward a softer brown over years of daylight.

Nobody warns you about this, and it matters if you're matching a floor to furniture you already own.

The other honest note: walnut is softer than oak. It dents more easily. What saves it is that the dark tone and the figure in the grain hide the dings far better than a pale floor would, so it ages well even though it marks easily.

Red oak gets treated as the budget option. It isn't.

Engineered red oak through this Vancouver home. Red and white oak cost close to the same, and the choice between them is about grain and undertone, not quality.

Red oak has a busier, more open grain and a warm pinkish cast. White oak is tighter and browner, and it handles moisture a bit better, which is why it turns up in kitchens and entries more often.

Here's the part nobody mentions: that busier grain hides dents and scratches better. On a floor that takes a family and a dog every day, the loud grain is the practical choice, not the compromise.

The view gets the attention. The floor is what makes the room feel this calm.

Wide plank engineered white oak through a North Vancouver high rise, laid in long straight runs toward the glass. With this much window, a pale floor bounces the daylight around instead of soaking it up, and the room stays bright even on a grey day.

Running the boards the long way is the decision people most often get talked out of. It carries the eye straight through to the window instead of stopping it at a seam every few feet.

This one's a North Vancouver high rise. The unit came to us stripped back to bare concrete, old adhesive still stuck to the slab. In a concrete tower that prep is most of the job, and it's what decides whether a floor stays flat and quiet ten years later. The engineered hardwood went in wide plank, all running one direction, straight out to the windows.
