In Vancouver, our outdoor spaces need to stand up to plenty of rain, moisture and changing temperatures throughout the fall and winter. Taking a little time to prepare your patio, deck or outdoor living area can help protect the materials and keep the space looking its best for years to come.

If you’re planning a larger renovation, fall is also a great time to consider whether your outdoor space is designed for the way you actually use it. Better drainage, covered areas, durable materials, lighting and comfortable gathering spaces can make a patio much more functional throughout the seasons.

A well-designed outdoor space should look beautiful in the summer, but it also needs to be built with Vancouver’s weather in mind.

Good preparation now can help protect your investment and keep your outdoor space ready for the seasons ahead.

Trends can be fun, but when you’re investing in a renovation, you want your home to feel right for years to come.

Some of the best designs combine timeless materials and details with carefully selected modern touches. Think classic cabinetry with modern hardware, natural stone with clean lines, or a traditional rancher-style sink incorporated into an updated kitchen.

The key is balance. Your home can feel current without being defined by a trend that may feel dated a few years from now.

A thoughtful renovation creates a space that feels timeless, personal and designed around the way you live.

Sometimes, the best way to create more space in your home is to dig down.

For homeowners with limited lot space, lowering a basement floor can be an opportunity to transform an underused lower level into a much more functional part of the home. What was once a dark, low-ceilinged basement can become a comfortable living area, home office, guest space, recreation room or additional bedroom.

But digging down is a major renovation, and it takes careful planning from the very beginning. Excavation, structural considerations, waterproofing, drainage, insulation, ceiling height, mechanical systems and finishing details all need to be considered as part of the overall plan.

The goal isn’t simply to gain a few extra inches of height. It’s about creating a lower level that feels like a natural extension of the rest of your home.

With the right design and construction approach, a basement can go from an underused space to one of the most valuable and enjoyable areas of your home.

A beautiful home should also be a home that works for the way you live.

When planning a renovation, it can be easy to focus on the finishes first: the countertops, cabinetry, tile, flooring and fixtures. But some of the most important decisions happen before any of those details are chosen.

How do you move through the space? Where do you need storage? Where does the morning light come in? Where do you prepare meals, gather with family or unwind at the end of the day?

These are the questions that help shape a renovation that is both beautiful and functional.

For example, a kitchen can look incredible, but if the layout makes it difficult to cook, there isn’t enough storage, or the lighting doesn’t work for the way you use the space, the design has missed an important part of the picture.

We believe good design considers both sides. The finished space should reflect your style while also making everyday life easier.

Nothing beats a classic wood fireplace when the temperatures start to drop.

There’s something timeless about gathering around a real fire on a cool Vancouver evening. Beyond the warmth, a fireplace can become a beautiful focal point in a home, adding character, texture and a natural sense of comfort to the space.

When planning a renovation, details like a fireplace can also influence the entire design of a room. From the surrounding materials and built-ins to the layout of the furniture, every element can be designed to work together.

Whether you’re restoring an existing fireplace or incorporating one into a larger renovation, thoughtful design can turn a practical feature into one of the most memorable parts of your home.

Because sometimes, the best parts of a home are the ones that make you want to stay a little longer.

What actually happens when a major Vancouver renovation begins?

The finished space may be what gets all the attention, but there’s a lot of work that happens before you ever see the final kitchen, bathroom or living space.

For a major renovation, the early stages can include:

* Preparing the home and site for construction
* Demolition and removing existing materials
* Reviewing the structure and identifying any issues that need to be addressed
* Coordinating trades and construction timelines
* Confirming layouts, materials and design details
* Working through permits, inspections and project requirements
* Preparing the space for the next stage of construction

This behind-the-scenes work is an important part of building a renovation that is safe, functional and built to last.
