Hiring for a second-story addition? Ask these 4 questions first. 🛠️

✅ Who does the structural assessment — and is it in the quote?
✅ How will you sequence the roof removal to limit weather exposure?
✅ What happens to the price if the engineer finds foundation issues?
✅ Have you built second stories in Oxford, Norfolk, or Brant County?

Before anyone talks design, someone needs to look at what's holding your house up. 🔍

Not every bungalow or century home can take a second floor as-is. Undersized footings, old renovations nobody documented, and clay-heavy soil (we see it around Ingersoll and Paris) can all change the plan — and the price.

That's why a structural engineer's assessment comes first, every time. If foundation work is needed, plan for another $15K–$40K.

Everstead Series, Episode 32

Garage door openers are something most people never think twice about, until they hear one at 6 a.m.

For years, the standard has been the overhead opener: a motor hanging from the ceiling in the middle of the garage, pulling the door along a rail. The first ones ran on a chain. Then came belt drives, which were a step quieter. They did the job, but there was always a better way.

On this project, the openers are mounted on the side of the door instead of overhead. Instead of pulling the door along a rail, the motor sits right on the shaft above the door and turns it directly. As the shaft turns, the door lifts.

That direct connection matters. With no chain rattling and no long belt run, you get a quieter, smoother and stronger opener. It also gets the motor and rail off the ceiling, which leaves the space above clean and open.

It’s becoming more and more common to see side-mount openers in new builds, and once you’ve lived with one, it’s hard to go back.

Everstead Series, Episode 31

The walk-in closet is the room nearly everyone gets excited about, so it has to work as well as it looks.

The main job in a walk-in is to use every bit of space well, and this one does that.

Instead of one rod and a shelf, this closet uses a full organizer system. Drawers sit low for folded clothes and smaller items. Open shelving above handles shoes, bins and anything you want to see at a glance. Hanging rods are set at different heights, so short pieces like shirts and jackets sit in one section and longer pieces have their own.

Each part has a purpose: drawer space, shelf space and hanging space all work together.

So you don’t need a dresser or extra cabinets crowding your bedroom. Everything has a place in the closet, so the bedroom stays a bedroom.

The finished closet is laid out around how you live and what you own. It isn’t just a box with a door.

Everstead Series, Episode 30

We were away for a few weeks, and coming back, the transformation is huge. One of the biggest changes: the wood stove has moved from the existing house into the new one.

This is a high-efficiency wood stove, set against floor-to-ceiling stone on a stone hearth. It isn't the main heat source for the home. It's a secondary source, and that means how you move its heat matters just as much as the stove itself.

Here's the thing about a wood stove: left alone, the heat stays right where it's made. The room around the stove gets so hot you can't comfortably be in it, and the rest of the house never feels it.

The fix is air movement, and it happens in two parts.

First, a ceiling fan in the room picks that hot air up and pushes it around, so it doesn't pool by the stove.

Second, run your furnace fan whenever the wood stove is going. The furnace doesn't need to make any heat. The fan just carries the warmth from this room through the ductwork to the rest of the house.

A stove makes the heat, and good air flow puts it where you live. That's the difference between one hot room and a whole house that feels comfortable.
