Massive news for anyone planning to build or buy a new home in Ontario.
Today, the Ontario government announced the removal of the provincial portion of the HST on new homes under $1 million (for principal residences), and a tiered reduction for homes up to $1.85 million.
What this means for you:
▪️ Full 13% sales tax removal on new homes under $1M (principal residence).
▪️ A flat $130,000 sales tax reduction for new homes between $1M and $1.5M.
▪️ A declining reduction from $130K to $24K for homes between $1.5M and $1.85M.
▪️ Substantially renovated homes are included in this new policy.
▪️ This takes effect April 1, 2026, and runs until March 31, 2027.
This is a game-changer for the housing market and a direct result of years of advocacy by the OHBA and BILD. It is designed to reduce upfront homeownership costs and help get more homes built for Ontario's growing population.
