A family we worked with had been talking about their kitchen for four years.

One of the most common things I hear: "I have no idea what a renovation costs. I am afraid to even ask."

Let me be straight with you.

WHAT MOVES THE NUMBER UP OR DOWN?
The size of your space. The condition behind your walls — a newer home and a 1970s home are completely different projects, even if the kitchens look the same size. The materials you choose. And the scope — moving walls, relocating the sink, upgrading electrical, all add cost but also add real value.

REAL DURHAM REGION NUMBERS FOR 2025.
A smaller refresh — new cabinets, countertop, sink, and tile in an existing layout — typically runs $25,000–$40,000 done properly.

A mid-range full kitchen — new everything, possibly moving a wall, stone countertop, and new lighting — typically runs $45,000–$75,000.

A full high-end kitchen — custom cabinetry, premium appliances, structural work — $80,000 and up.

These are honest numbers. Not padded. What good work actually costs right now.

5 free things to do this weekend before you call a single contractor

Planning a renovation feels overwhelming. Here are 5 things you can do this weekend to get organised. None of them cost a dollar.

1. WRITE DOWN HOW YOU ACTUALLY USE THE SPACE.
Not how you want to. How you actually do right now. Where does everyone stand at dinner? Where do the kids do homework? Your reno should be built around real life — not a magazine.

2. FIND YOUR REAL BUDGET NUMBER.
The number that, if the project came in there, you would feel good. Not stretched. Not stressed. Good. Know this before you talk to anyone.

3. MAKE A MUST HAVE AND NICE TO HAVE LIST.
Must haves: non-negotiable. Nice to haves: you could live without them if the budget needed it. Two lists. Walk into every contractor meeting with both ready.

4. PHOTOGRAPH EVERYTHING THAT BOTHERS YOU.
The drawer that falls off. The cracked tile. The cabinet that swings open. These photos save you from trying to describe everything from memory later.

5. ONE HOUR ON PINTEREST — ONE RULE.
Save photos where you love the FEELING. Not a specific tile or cabinet. Warm and cosy. Bright and airy. Clean and modern. Ten photos. That is your design direction.

Earlier this week, I mentioned renovation dust and your HVAC filters. A few of you asked what we actually do on site. Here it is.

Left side of this photo: demo day. Broken plaster. Drywall dust everywhere.

Right side: same site, three weeks later. Zip-Wall barriers, floor to ceiling. HEPA air scrubbers cycle the air every 10–15 minutes. Floor protection on every path. Zipper doors sealed on every entry.

Here is why this matters.

Drywall dust and silica particles are tiny — too small for your regular furnace filter. They settle into your furniture, your bedding, your clothes. Your kids breathe it. A shop vac and an open window do not fix this.

The only real fix is stopping the dust at the source.

Before we touch anything, we build a full Surgical Site. HEPA scrubbers filter 99.97% of particles. Magnetic covers seal your furnace vents so debris never enters your ductwork. On high-dust days, we run negative air pressure so if a seal breaks, air flows IN — not into your living room.
