If you have a metal roof with exposed fastners they should be inspected every 5-10 years and replaced every 15-25 years. Most people think a metal roof needs no maintenance but this is not true. Screws lift over time, washers deteriorate and the screws rust which can cause the roof to fail and leak !

This old cedar shake roof put up a good fight but its still no match for the dream team ! 1.5 days start to finish bring on the next one !

Like humans attics need to breathe ! Inhale from soffit and exhale through roofing vents. Proper vapour barrier and R60 value insulation. Attics should always be within 5-10 degrees of the temperature outside. Here is a video of what can happen if these things are not properly done thankfully this attic is back to normal now after a lot of time and effort

ALWAYS do an attic inspection before buying a house ! Even if you own a house best to do one every couple of years to be safe ! Improper connectéd bathroom fan vent ducting - Poor soffit intake - Poor roof venting exhaust - Poor vapour barrier and insulation were all contributing factors in causing an attic FULL of black mould causing this homeowner alot of money.
