Winter Hours & Emergency Repair Information

First of all, Sun City would like to wish you a happy and prosperous holiday season and a wonderful start to the New Year.

We would also like to inform you that Jane and Glenn will be away this winter building a home in Mexico for a family in need. They will be departing December 14th and returning March 2026. Candace will still be in the office to take your calls Monday to Friday 9am - 3pm while they are away.

We do have a highly reputable roofing company that will be doing any emergency repair work that we may encounter over the winter. However, they will not be taking on any of our re-roof projects during the winter. That being said, please feel free to contact us should you have a reroof project that you would like scheduled for the spring, and we can certainly accommodate you.

For any emergency repair needs for leaky roofs over the winter, please do not hesitate to contact us. We will arrange a repair for you as soon as possible. If you would like a quote for a reroof in the spring, you can request a quote online on our website or by giving the office a call.

The office will be closed from December 29th - January 2nd, and we will reopen Monday, January 5th.

From start to finish! Well, from the finished product to where we started technically.
Another happy customer.
This was a fun little job to do, and the results look fantastic.

This was an octagonal gazebo in a backyard in Penticton, and we installed the soffits. We just need to bend a small custom piece to fit that centre hole, and the job will be complete.

Yes, we bend custom metal.

Causes of PreMature Roof Failure

1. Improper installation of roof material is the most common cause of roof failure. It is important to hire a roofing professional that has extensive experience in the field and is adhering to RCABC (Roofing Contractors Association of BC) standards. Paying for a new roof is costly, so it should be done properly. Always make sure your contractor has liability insurance and is in good standing with WorkSafe BC.

2. Lack of Maintenance and neglecting to clean debris off of the roof regularly can be a major cause of premature failure and leaks. With yearly inspections and cleaning, minor issues can be identified and rectified before it turns into a major issue. Clean out your gutters and remove any debris from your roof each season to prevent issues.

3. Inadequate Roof Ventilation can cause mold and mildew issues in the attic and to the underside of the roof, causing damage to the sheathing, adhesion issues, load-bearing issues, and causes the decking to lose its ability to hold nails. This can also be the cause of ice dams that impede water flow off of the roof and cause water to sit on top of the roofing materials saturating them and causing leaks.

4. Storm Damage can happen from high wind where the shingles blow off, or a hail storm can cause granular loss on asphalt shingles which reduces the lifespan. Typically homeowners insurance will cover the repair of this type of damage.

Lack of Roof Maintenance and Valleys

Sitting debris like leaves, sticks or moss impede the flow of water into the gutters. The build up of organic materials, holds water, which sits in the valley and can cause issues such as ice dams and leaks. This causes the water to back up and resulting in water getting underneath the roofing material, which results in leaks into the home causing interior damage.

The longer the debris sits on the roof the more water builds up and sits on top of the roofing material which shortens its lifespan.

It is critical to ensure that all debris is cleaned off the roof regularly. It is good practice to get up on your roof each fall and clean our the gutters and remove any collected debris on the roof particularly in the valleys to prevent these issues.

If you have significant moss build up, you need to contact a company that does moss removal, but note that this can cause granular loss on the shingles and reduce their life expectancy as well.

What is a roof valley?

A roof valley is created where two facets of a roof join together to form an interior angle. Another way of saying that would be that valleys are troughs created where two sloped sections of the roof meet. Their purpose is to allow water to flow down your roof properly and direct it towards the gutters to be properly drained away.

There are two types of valleys: open and closed.

An open valley means exactly that - open - where there is no roofing material installed over the valley. Valley metal is installed in an open valley to protect the roof decking from water. The most common type of metal is pre-finished steel.

Closed valleys have roofing material installed over them to "close", or seal the valleys, as in shingles. A closed roof valley needs ice and water shield installed in the valley prior to installing shingles to waterproof the roof decking should any water get underneath the shingles that close the valley.
This photo shows the difference between the two very accurately.

When treated properly, you should have no water leaking in through the valleys on your roof.

What type of valley material is best for your roof?

With a typical asphalt shingle roof, closed valleys are common, and are includes in our basic roofing package. You can upgrade to open valleys to prolong the lifespan on your roof, and this is included in our 10 year warranty package.

On an estimate from us, the cost of the basic roof is separated out on one line item, and the 10 year warranty upgrade is listed as a separate price, so that you can include it or take it out.

If you have a premium roofing material on your roof such as cedar shakes, synthetic shingles, or rubber roofing, you will have open valleys as the material cannot bend around the valley slope to close the valley and stop water from coming in.

Tune in for part two of roof valleys, and how roof maintenance impacts your roof valleys.

What is flashing?

Flashing is a bent piece of metal that is installed in areas where water could possibly get in behind the shingles and cause water damage, mold, and/or leaks. These areas are: roof penetrations - venting, chimney's, skylights, etc, eaves of the roof to stop water from getting behind the gutters and rotting the fascia, along the wall of a home where the roof meets siding material to prevent water from getting around the end of the shingles and into the wall behind the siding, and roof valleys where two slopes join and the shingles have been cut.

Essentially, fascia prevents water from wicking and getting into the wood of either the sheathing of the roof, walls of the home, or the fascia. It creates a water tight seal around roof penetrations and transitions, preventing leaks and protecting the underlying structure.

Damage to flashing shows up as weathering or oxidizing of the metal, or flashing that has come loose or fallen off. Most flashing problems can be repaired quite easily, but if the flashings have blown off and have become damaged, a new piece must be installed, as most damaged pieces are not reusable.

The location used to be HSBC bank and the building still has the old bank vault inside it, which has been refurbished for use for tasting and events.

Head on over and check out their selection of wine, beer, and spirits.
They have FREE parking in their lot off of Westminster, so there is no need to get frustrated if you can't find parking out front on main street.
