Our interior spaces have taken a massive leap forward this week. Sabrina from Boardboss Drywall has wrapped up the final mudding and taping sequences, doing an incredible job building out smooth, flat surfaces across our new perimeter walls and expansive vaulted ceilings.

With the compounding coats completely cured, the team executed a thorough site cleanup to eliminate all gypsum dust and clear the floor plates. Now, we are moving straight into interior wall priming! 🖌️🏠

Why is a dedicated priming stage so critical? Raw drywall paper and dried joint compound absorb paint at totally different rates. Skipping a high-quality primer coat leads to a defect called "joint flashing," where you can actually see the taped seams telegraphing through the final paint. By applying a specialized primer sealer first, we equalize the suction across the entire wall, guaranteeing a flawless, uniform finish when the final colors are rolled on.

Now that the building envelope is weather-tight, insulated, and beautifully boarded, our finish carpenters are getting ready to step in next to install doors, baseboards, and customized window trim.

We are moving closer to full building enclosure as the specialized crew from Step Above Exteriors returns to the site to begin our custom architectural aluminum work.

Our clients have chosen a clean, monochromatic all-white facade design framework. This phase involves installing the primary exterior siding along with a matching white aluminum soffit, fascia, seamless eavestroughs, and downspouts. This entire roofline drainage package is engineered to integrate flawlessly with the newly installed custom extruded white aluminum windows from HELT Windows and Doors.

Why does this phase matter? Coordinated exterior trim isn't just about clean sightlines. Heavy-gauge aluminum roofline perimeters protect our eaves from wind-driven moisture, manage water diversion safely away from the foundation, and maintain the vital airflow ventilation our attic needs. By matching aluminum trim with our aluminum window profiles, we ensure compatible thermal performance—meaning no warping, bucking, or loose tracks during intense seasonal climate changes.

Now that the drywall boarding phase is officially complete, we have transitioned straight into mudding and taping. We welcomed Sabrina from Boardboss Drywall back to the site this week to begin building out our interior surfaces.

Drywall finishing during a hot and humid July in the Niagara Region requires a serious amount of skill and a deep understanding of building science. High humidity changes how joint compounds dry, meaning things have to be carefully monitored to avoid joint bubbling or shrinkage cracks. Sabrina is doing an incredible job navigating the heat, systematically embedding the structural tape, and layering progressive coats of joint compound to establish completely flat surfaces across our walls and beautiful vaulted ceilings.

Pacing this stage correctly ensures that our joints form a permanent, flawless bond that won't shift or crack down the road. It’s all about creating lasting structural integrity before the final paint goes on!

Up next: wrapping up the final skim coats, followed by fine sanding and a full application of high-performance interior primer.

Our framing, roofing, and insulation systems have all been cleared by the city, meaning it is time to close up the walls. This week, we welcomed the expert crew from Boardboss Drywall to the site to begin hanging the interior gypsum boarding.

Erecting a footprint extension means seamlessly blending a brand-new engineered truss system with a legacy home's existing ceiling lines. To guarantee an ultra-flat ceiling plane across both spaces, the team is installing metal resilient channels perpendicular to the underside of the wood trusses before hanging any drywall.

Why does this step matter? Wood trusses naturally expand, contract, and move under heavy snow loads and changing seasons. If you screw drywall directly into the wood framing, that movement leads to popped screws and cracked joints over time. By using resilient channels, we decouple the drywall from the wood skeleton, absorbing framing movements and ensuring the finished ceiling remains flat, quiet, and completely crack-free for decades.

It is these hidden quality control steps that protect our clients' final investments and create lasting structural value behind the paint!

Talk about dedication—after battling intense 40° heat yesterday to successfully anchor and level our heavy extruded aluminum window frames, the specialized crew from HELT Windows and Doors is back on-site today to finish the job.

Today's focus is all about high-precision glazing. The team is actively installing the massive, custom-manufactured glass panels shipped directly from Montreal. These aren't your typical off-the-shelf windows; they are heavy, high-efficiency architectural units designed specifically for this layout to provide maximum natural light without sacrificing thermal performance.

Handling oversized glass panels requires extreme care, especially during summer heat spikes. Our carpentry crew has carefully verified every rough opening to ensure perfect structural tolerances, allowing the glazing team to slide the massive panels into position, set the heavy-duty perimeter seals, and secure a completely airtight fit.

Getting these beautiful German-engineered frames and Montreal-manufactured glass panels locked down brings us one massive step closer to full exterior shell lock-up. We can't thank the installation team enough for crushing this milestone despite the crazy weather!

This week marks the start of a meticulous, multi-day installation phase for some of the highest-performing windows available. Sourced by our clients from HELT Windows and Doors, these custom units were engineered and manufactured in Germany to deliver elite structural durability and long-term energy efficiency.

The architectural layout includes five massive 8-foot by 6-foot window units designed to flood the new living space with natural light. These systems feature extremely rigid extruded aluminum frames paired with high-efficiency glass profiles engineered to withstand extreme Canadian winters and hot summer sun seamlessly.

Because every single unit is completely custom for this space, our installation process is incredibly precise. We’ve just cleared a massive regulatory milestone at our St. Catharines home addition project. The municipal building inspector has officially reviewed and passed our complete insulation and air sealing package!

Why does this matter? In Ontario residential construction, the insulation inspection is the ultimate gatekeeper. It’s the final visual verification of the home's hidden infrastructure—including our R22 closed-cell spray foam, double-layered R60 fiberglass batts, and continuous 6 mil poly v***r barrier—before they are permanently closed up behind drywall.

Passing this inspection gives our homeowners absolute project certainty that their thermal envelope meets the strict standards of the Ontario Building Code, mitigating future moisture, draft, and energy loss risks.

To make the week even better, we just got word from HELT Windows and Doors that our custom high-performance glass units are officially on the way to the job site! 🚚💨

Achieving true climate control in a home addition requires prioritizing the hidden materials behind the walls before jumping into aesthetics. On our Royal Manor addition project, we just locked down the second phase of our high-performance insulation system!

A big shout-out to Justin and Jeff from Boardboss Drywall, who were on-site to finalize our hybrid insulation strategy. Because this bungalow addition combines a tight, low-slope roof line with a vaulted ceiling, we designed a multi-tier envelope setup to maximize efficiency without losing valuable interior height:

🔹 The Hybrid Setup: Following our closed-cell spray foam pass, Justin and Jeff installed two layers of premium R31 Johns Manville fiberglass batt insulation in the upper ceiling cavities, hitting a combined, code-compliant R60 rating.

🔹 Absolute Air Sealing: The crew then applied a traditional 6 mil poly v***r barrier across the ceiling plane. Using heavy-duty acoustic sealant, they meticulously bonded the poly around all perimeter walls and framing intersections, creating a seamless, airtight link with the existing spray foam.

This level of detailed trade coordination provides our clients with absolute project certainty, lower monthly energy costs, and an addition that stays perfectly comfortable during every Ontario season.
