MECHANICAL ROOM WATERPROOFING: ALL IN THE DETAILS

Here is something that gets missed on a lot of builds: the drains.

Our systems are designed to move with the building and keep water from escaping and damaging infrastructure, assets and documents. But the real problem is sometimes hiding inside the slab, at the drain body or where the drain meets the piping.

On rush builds we see:
- Drains that were not grouted properly after placement
- Missing caulking or gaskets that are vital to sealing the drain

When the floor above floods during routine flushing of systems, or a system failure, water slips through those gaps and into the slab. That is why at Impact Epoxy we can also inspect and wet test drains as part of the job.

THE TRANSFORMATION IS COMPLETE.

Yesterday we walked through exactly what's happening inside CIP areas where acid brick and quarry tile are failing. Today, here's what we delivered.

THE PROCESS:
- All delaminated acid brick removed removed and remaining prepped
- Deep problem areas in the substrate repaired
- All grout lines filled
- New brass clean-out hardware set to proper height before any flooring was applied
- Custom 1/4" seamless polyurethane system installed, engineered specifically for the CIP environment
- Chemically resistant topcoat applied throughout

THE RESULT:
Fully seamless surface. No grout lines for chemicals or water to migrate through. Clean-outs and drains properly grouted and sealed and integrated in the finished floor. CFIA-suitable. Completed within the 48-72 hour shutdown window — as promised.

The floor you see in these photos will handle daily CIP chemical exposure, thermal cycling, and continuous load. A long term solution.

ACID BRICK & QUARRY TILE CIP AREAS — PART 1: THE PROBLEM

CIP environments are relentless. Chemical spills, thermal cycling, water exposure, and heavy forklift traffic wear down traditional acid brick/quarry tile floors every day — eroding grout lines, degrading tile surfaces, and eventually damaging the concrete substrate beneath.

The result: plumbing and drain damage, elevated health and safety risk, and costly unplanned downtime.

Patching doesn't fix it. Water and chemicals continue migrating under patches through deteriorated grout lines. The cycle repeats, patch after patch, because the underlying problem never gets addressed.

A full overhaul has been the only answer in the past — remove all brick/tile, patch/repair major issues in slab and install a new sloped polyurethane grout bed, then apply a semi-self-levelling polyurethane mortar system with a chemically resistant topcoat. For most operating plants, that cost and downtime aren't realistic. So they keep patching to get through the next audit.

What you're seeing here is what CIP chemical exposure does to solid brass hardware. If it does that to brass, it's doing the same to your grout lines and concrete substrate.
