HEAVILY DAMAGED. FULLY RESTORED.

This industrial slab had three distinct zones of active spalling, delaminated coating, efflorescence, and a substrate that was completely unsuitable for any new system. Left unaddressed, deterioration like this accelerates fast under heavy traffic — and the cost of a full slab replacement grows with every week that passes.

Here is how we approached it:

- Perimeter saw-cuts established clean repair boundaries
- Shot blasted to ICRI CSP 3–5 profile across all three zones
- Contamination fully removed — substrate confirmed ready
- Duracrete Trowel applied at full repair depth (pre-patching deep areas), trowelled smooth and flush for a monolithic finish
- Penetrating primer incorporated as part of the system where required
- Epotel Novolac Epoxy applied — chemical and heat resistant, seamless high-gloss, with texture added for slip resistance, zero trip hazards, rated for heavy industrial traffic

TOTAL TIMEFRAME: 36 to 48 hours, including all cure times. Easily put into weekend or shutdown timeframes.

ZERO DOWNTIME. ZERO COMPROMISES. — Milk House Transformation

When the Dean family reached out, the challenge was clear. The milk house floor was deteriorated — cracks, voids, and years of dairy waste embedded into porous, stained concrete. The lower walls showed similar wear and staining. The surface was nearly impossible to sanitize and not ideal for a milk house environment.

The real challenge was the milk house was in full operation. Cows milked twice daily. Shutting down was not an option. They had been told for years the work could not be done?

WHAT WE DID:

We sequenced the entire installation around their milking schedule. Starting with full mechanical prep where we removed all contamination and opened the slab.

Every crack and void was saw cut, prepped and repaired/patched throughout the entire floor.

Then we applied a seamless grey vinyl chip broadcast epoxy system, and 2 clear UV stable polyaspartic topcoats with a slip-resistant texture added to the final coat suited for wet dairy environments.

We coordinated with the owners to put down floor protection between coats that allowed them to milk and sanitize while maintaining milking and milk truck schedules.

THE RESULT:

A completely transformed milk house — office and tank room areas all newly finished in a beautiful, durable grey chip epoxy floor. Seamless, non-porous, easy to sanitize. Slip-resistant finish handles daily wet conditions. And the milking operation never missed a beat.

The client now has a milk house they're proud of and before I arrived for my post install inspection they had already sent me a referral to go look at another milk house nearby!

Relationships & Lasting Impressions

I recently got a referral to quote epoxy flooring for a milk house on a dairy farm. When I arrived, the owner was polite but said he'd been told many times it couldn't be done because of their milking operations.

I mentioned I grew up on a dairy farm in the eastern townships and had done epoxy floors in 30+ barns across eastern Ontario.

He stopped me. "What did you say your name was?"

"Alex Ross."

"Warren," he said.

"Yes, Warren was my grandfather."

He told me he knew my grandfather from Ayrshire Canada and seeing him each year at the Royal Winter Fair in Toronto. He said I must know Clydesdales too -- after we sold the dairy farm in '81, we built a horse farm with heavy work horses.

My grandfather passed away almost 20 years ago. But the relationship he built -- seeing this man once a year at a week-long fair -- meant I was "trusted".

I brought photos of my grandfather with his Ayrshires and Clydesdales when I returned with the quote. He said, "I didn't really know your grandfather well, just from the Royal and our conversations there, but he was a good man and good for Ayrshires and the Dairy Community. And he always had the Pipe in his mouth."

We got the job. Over 3 days on site we shared stories like old friends. On my way to do the final inspection, he called -- he already had another milk house for me.

TWO GENERATIONS LATER, the lasting impression my grandfather built helped me provide a solution others said couldn't be done. Thank You Grampy Ross.
