!Project Progress Update!

Work continues on this full-scale home renovation, with significant progress being made across both the structural and exterior scopes of work.

To date, our team has:

* Leveled the second-story floor system and sistered floor joists
* Completed all required subfloor replacement using Durastand
* Installed ceiling strapping throughout the first floor in preparation for drywall
* Framed closets in three bedrooms, both upstairs and downstairs
* Reframed and repaired the deteriorated wall along the staircase
* Electrical has been completed, along with rough in for plumbing
* Corrected and leveled framing for interior doors
* Replaced the front and rear steel entry doors
* Replaced damaged windows and siding

With the structural improvements and exterior upgrades well underway, we’re continuing to move through the remaining stages of the renovation and bringing the home closer to completion.

We’ll continue sharing progress as the transformation takes shape.

We’re currently underway on a full scale home renovation and code-compliance project.

This project involves extensive structural, exterior, and interior upgrades throughout the home. Our team is addressing the existing floor system by replacing damaged subfloor, sistering floor joists, and leveling the upstairs floor system.

The exterior scope includes replacing damaged windows and siding, along with installing new steel front and rear entry doors.

Inside the home, we are completing the insulation, vapour barrier, drywall, mudding, and painting, installing new vinyl flooring, a new kitchen, bathroom floor tile, and new bathroom fixtures including a tub, toilet, and vanity. Additional work includes a new stair handrail, custom storage solutions designed to maximize usable space in the upstairs bedrooms, new interior doors, baseboard, and casing throughout.

This is a complete home renovation focused on improving the structure, functionality, appearance, and overall performance of the property while bringing the home up to current code requirements.

We’ll be sharing progress photos throughout the project as we continue transforming this home from the inside out.

On this project, we replaced three existing windows that had been experiencing water infiltration through the sill areas.

The existing windows were carefully removed, and new flashing tape was installed to provide proper protection against water pe*******on. The openings were insulated with spray foam, and the exterior was caulked to ensure a durable, weather-tight seal.

The interior window trim was also reinstalled to match the original appearance, maintaining the existing look of the home while improving the performance and protection of the new windows.

Completed a structural repair and upgrade to this existing composite deck.

The original deck framing consisted of 2x6 joists with spans that were too large for the application. Over time, the weight of the composite decking caused the centre sections to bow, resulting in the ends of the deck boards lifting.

We removed the decking in the affected areas and installed three new built-up beams to provide the additional support and strength required. This brought the deck back to level and provided a stronger, more stable framing system.

While completing the work, we also re-scribed the decking around the pool, creating a cleaner, more consistent line and spacing around the pool area.

The property also had a cracked fence post at the base, directly above the existing sonotube approximately two feet below grade. Rather than removing the existing post and concrete, we had a custom rust resistant bracket fabricated to securely connect the existing sonotube and fence post, restoring the stability of the fence.

Another project finished with a focus on structural integrity, functionality, and a clean finished product.

This deck renovation included new privacy fencing on both sides, custom-built wooden handrails with black metal balusters, and a finished skirted enclosure complete with an access door for under-deck storage and maintenance.

Designed to improve both appearance and functionality, this project provides a more private, secure, and finished outdoor living space for the homeowner.
