Presenting our Dunn . This 2 storey, 3 bedroom, 2 bathroom suite is designed to open seamlessly to the rear yard.

We explored three distinct exterior directions, each using different material selections to give the same footprint a completely different personality while maintaining a cohesive, modern design.

Come for a tour of our Boys of Major Laneway Suite!

This 840 sq. ft. suite was designed in close collaboration with the homeowners to create a charming and flexible living space for family. The ground floor features a kitchen, den and powder room. The second floor includes a bright living space, bedroom, and full bath.

Dark wood siding and black fibre cement panels give the suite a timeless look that complements the existing home and surrounding neighbourhood.

The Spruce Hill Laneway Suite is coming together!

Our construction team has completed the exterior cladding, featuring sleek brickwork and warm wood soffit detailing, along with the window and door installations. Inside, the suite is now taking shape with interior finishes underway.

The federal government has enhanced the HST New Housing Rebate, giving eligible homeowners the opportunity to recover up to $100,000 in HST on a laneway or garden suite. To be eligible, construction must begin before April of 2027.

Since our last update, the superstructure and framing are complete, along with the HVAC and plumbing rough ins, exterior control layers, and window, door, and skylight installation. Next up are the exterior cladding, insulation, drywall, and interior finishes as this project continues to take shape.
