We are in the process of submitting a planning application for 2 tall midrise buildings consisting of almost 600 rental units in half a million square feet. This will be a complete vertical city with retail, schools, parks, housing and more. The overall built form is developed from performance based thinking about how to distribute massing and program across the site rather than arbitrary planning policies which dictate setbacks, height and the need for angular planes. We don’t usually follow angular planes because they lead to irrational buildings that add extra structure and make construction much more complicated and costly. The next generation of tall buildings in the city should have repeating - almost modular elements and minimal variation in cladding and expression. With every new project we will try to push our agenda because it will allow us to build more rental housing faster and cheaper. We have to release ourselves from the shackles of policy that makes it almost impossible to build housing. Team details to follow.
