New railings before concrete repair is the wrong order. It costs you twice. 🔧

Railings anchor into the slab, so if the concrete gets repaired afterward every post has to be shored and worked around instead of simply lifted out.

On this building the railings went in first, which meant temporarily supporting the whole run, repairing around it, and waterproofing without marking a single new panel.

Concrete first, railings last.

Two sealants can look identical and only one will bond to the membrane behind them. 🧪

This joint gets a butyl based caulking specifically because it's compatible with the self adhered membrane it's sealing against.

Wrong chemistry and it either never bonds or it degrades what it's touching, and you find that out two winters later once water is already in the wall.

The flashing over the top means nothing depends on the sealant alone.

Canada's freeze thaw cycle finds every shortcut a drawing took. 🧊

Most of the buildings we open up are under ten years old, and the failure usually traces back to a material or a detail that looked right on a rendering and never accounted for going from plus thirty to minus twenty.

Expansion and contraction opens the joints, and water goes exactly where the joints opened.

The mahogany didn't fail. The water sitting behind it did. 💧

Panels on one elevation were rotting while the front of the building was fine, because the suspended slab had no slope to the drains and water was ponding right against the wall.

We resloped to the drains and rebuilt the detail with a proper membrane upturn, cant strip and caulking, so water leaves instead of soaking in.

I spent years telling building owners what was wrong. Now I'm the one fixing it. 🔧

Before Armour I was on the engineering side, investigating buildings and writing the reports on what was failing, what it would cost and how long it would take.

Restoration pulled me over because you open a wall and the as built drawings almost never match reality, so you solve it on the spot.

Pulling the railings would have been faster. It also would have voided the warranty. 🔧

The railings were brand new, installed by another company and still under warranty, so we repaired the slab edge in sections instead of stripping the whole run.

Repair, form, pour, move to the next, supporting the railing the whole way.

Slower for us, and the client keeps a warranty they already paid for.

These stairs were unsafe. The waterproofing failed years before the concrete did. ⚠️

Water had been getting into this stairwell for years with nobody chasing where it came from, and by the time we were called in the concrete was spalled through and the stairs weren't safe to walk.

At that point it isn't a patch, it's a new slab, new stairs, new waterproofing and new railings.

That rusted plate at your front entrance is an accessibility problem, not a cosmetic one. ⚠️

Tactile plates exist so someone with low vision can feel a curb edge before they reach it, and once a steel one corrodes it stops doing that job and starts being a trip hazard instead.

We're replacing an entire entrance perimeter with composite plates that don't rust, set into a new footing so they stay level.

If your entrance plates are lifting or rusting, send us a photo and we'll tell you whether it's a swap or a rebuild.
