The “Red Door of Truth” is the final test of how effective your air control layer really is.

I’m here in Burnaby for the final blower door test on a home where we tried a brand-new approach to our exterior air control layer. Credit to Dennis Froese from Elite Airtight Envelopes for recommending and executing this innovative approach. The result? 0.55 ACH50.

For perspective:

BC Step Code (Step 3) – 2.5 ACH50 or tighter
Net Zero – 1.5 ACH50 or tighter
Passive House – 0.60 ACH50 or tighter

This home – 0.55 ACH50 – Final Blower Door Test.

We’re very satisfied with the result. But ultimately, our clients are the winners. A tighter, more efficient home means better comfort, better performance, and a healthier indoor environment for the family living in it. Well done to the entire team!

A healthy, comfortable, energy-efficient home delivers superior air quality. These 4 steps helped us deliver superior air quality to our clients.
1. Building envelope
2. Air Tightness
3. HRV
4. Whole house air filter

In this Delta home, we completed the following:
1. Siga Majvest 500 air control layer with a sweater of ROCKWOOL around the home.
2. We achieved 0.48 ACH. Air tightness that meets both Net Zero and Passive House requirements.
3. HRV (Heat Recovery Ventilator) to help deliver conditioned, filtered air from dirty areas of the home to living areas.
4. Whole house filter.

The HRV:
• Brings in fresh outdoor air
• Exhausts stale, moist air
• Recovers heat through the ventilation process
• Filters incoming air
• Helps remove smoke, odors, and other pollutants
• Distributes fresh air throughout the home

The result? A home that is comfortable, efficient, and designed for superior air quality.

Great metalwork is all about the details.

I had the opportunity to visit Iron Age’s showroom in Vancouver and see the craftsmanship behind their fully custom work. From railings and staircases to driveway and pedestrian gates, they work with steel, stainless steel, aluminum, brass, copper, and more.

What I really appreciate is that they can take a project from design and engineering all the way through fabrication and installation.

If you’re looking for a true custom metal fabricator, Iron Age is worth checking out.

Envelope first is one of the principles of building a high performance home.

A second principle is continuity of the 4 control layers. On this home, we have 2 control layers on the exterior thus far. We’re using a continuous air control layer with Mento 1000, plus a thermal control layer is a continuous 2-inch layer of ROCKWOOL Comfortboard 110 to minimize thermal bridging.

The goal is simple: a home that’s healthy, comfortable, and efficient — built to perform for years to come.

My clients aren’t looking for the cheapest wall assembly — they’re looking for the best one.

On this Burnaby home, it’s the small details that really stand out — sharp corners, clean lines, properly flared shingles, and making sure the grooves between the planks line up with the rows of shingles.
