APRIL HOUSING REPORT

🏠 The real estate market in the Region is heating up! Guelph is red hot with a 0.84 list-to-sale ratio and a 7% increase in median detached homes in just one month. We called it for Cambridge, which saw the biggest increase in the region with an 8% jump in April to catch up with the rest.

💰 While Waterloo leads the way with the most expensive detached homes in the region at $919,000, smart buyers are eyeing Waterloo townhomes with a price gap of almost 300k that should close up quickly.

🏢 The Kitchener condo market is also showing signs of life with a 5% increase and a more palatable list-to-sale ratio of 0.56. Despite overall sales being down 14% from April 2022, inventory is down 36%, making the current times seem like a seller's market is on the horizon if not closer.
