Since 1 July 2024 your planning permission and building permit come from your district's EOA, not the municipality, and applications are filed through the IPPODAMOS platform.

Same two consents. Different door. If you last built before 2024, this one caught people out.

Planning permission decides what may be built on your plot. The building permit decides how it gets built. They are separate approvals from the same authority, and the second one cannot start until the first is settled.
