When someone asks us what a home costs, the honest answer is never just the price on the listing, because above that figure sits a band of taxes and fees worth budgeting for from day one, and almost nobody explains it until the reservation is already signed.
New-build purchases carry VAT, and on top of VAT there is a tax on the notarial deed that varies by region. Then come the notary, the land registry and the conveyancing agent, and if you are financing the purchase, the valuation and whichever mortgage costs fall to you. Together they land within a range you want to know before deciding how much to spend on the home, not afterwards.

En obra nueva se paga IVA, y por encima del IVA hay un impuesto sobre el documento notarial que varía según la comunidad autónoma. A eso se suman la notaría, la inscripción en el registro de la propiedad y la gestoría, y si vas a financiar la compra, la tasación y los gastos que te correspondan de la hipoteca. Todo junto suele moverse en una horquilla que te conviene conocer antes de decidir cuánto puedes gastar en la vivienda, no después.
