Hi everyone this was a job i priced up a garage with a 3 meter opening in the kitchen wall of the main Barn so after a inspection I soon realised there was structural problems in fact there were no foundation stones and the the walls were pulling away from each other in different directions imagine putting a Book on a table vertical what will it want to do it will want to split apart. So I explained this to the client and my report was best course of action was drop the barn and rebuild from scratch after a lot of talking and different ideas thrown into the mix they went with taking all of the kitchen down and half of the living room walls down the problem with the living room walls were they were 20 cm out of plumb this ment I would have to pull out stone just leaving the face stone showing on the outside this would then be filled with steal and concrete and there would be two in each wall this meant that once the kitchen walls were built to 2,5 meters we would pour a concrete ring beam 40cm x 40 cm this then went round the building then filled up my pillers creating a concrete brace this would tie everything together so there was a huge amount of demolition structural work along with a second concrete ring beam 40 cm below the pole plate there was also a new double génois to build ready for the old oak A frames for that traditional feel inside and new roof this project lasted 15 months and we wasn’t doing the inside the client and his wife were going to do all of the finishing I hope the photos do it justice because it looks amazing now
Thank for any feedback
