🏡 Planning a Renovation in France? Here’s What You Need to Know! 🇫🇷🔨

Dreaming of transforming a rustic French farmhouse, a stone cottage, or a historic townhouse? Renovating in France is an exciting journey, but there are some key considerations to keep in mind! Here’s what you need to know—plus how a structural engineer can help.

1️⃣ Planning Permission & Building Regulations 📜
Depending on your project, you may need a permis de construire (planning permission) or a déclaration préalable (prior declaration). French building codes are strict, especially in protected areas or historic zones. A structural engineer can assess whether your plans meet safety and compliance requirements.

2️⃣ Structural Stability & Load-Bearing Walls 🏗️
Older French properties often have stone walls, timber beams, and aging roof structures. Before removing walls or adding an extension, a structural survey ensures your home can handle the changes safely.

3️⃣ Foundation & Subsidence Issues 🌍
France has regions prone to subsidence and soil movement, which can cause cracks or shifting structures. A structural engineer can identify risks and recommend solutions such as underpinning or reinforcement.

4️⃣ Damp & Moisture Problems 💧
Many older buildings in France were built without modern damp-proofing, leading to issues with rising damp and moisture retention. Before investing in renovations, it’s essential to check whether structural repairs or drainage solutions are needed.

5️⃣ Roof Condition & Structural Integrity 🔍
French roofs, particularly those with traditional slate or clay tiles, require specialist knowledge. If your renovation involves replacing, reinforcing, or extending a roof, a structural engineer can provide essential calculations to ensure safety and longevity.

6️⃣ Protecting Your Budget & Investment 💰
Renovation costs can spiral if unexpected structural problems arise. A professional structural survey and feasibility assessment will help you understand potential risks and avoid costly surprises down the line.

🏗️ Need Structural Support for Your Renovation?
At Dobson Structures, we provide expert structural surveys, calculations, and renovation support across France. Whether you’re removing walls, reinforcing foundations, or planning an extension, we’ll help ensure your renovation is safe, compliant, and cost-effective.

🏡 Structural Survey & Remediation Plan
📍 Dordogne (24)

Dobson Structures recently conducted a structural survey of this beautiful stone-built property in Bouillac, assessing existing defects and advising on necessary structural work to ensure a safe and successful renovation.

Our inspection identified cracks, bowing walls, lintel fractures, and subsidence concerns, some of which had worsened over time. We provided a comprehensive remediation plan, including:
✅ Internal tying for structural stability
✅ Lintel reinforcement to prevent future failure
✅ Roof repair recommendations to limit moisture ingress
✅ Monitoring of subsidence-related movement

This tailored approach ensures the property remains structurally sound while preserving its historic charm.

🔍 Thinking of renovating an older property? Whether you’re an architect, developer, or homeowner, we provide expert structural surveys, calculations, and design services to bring your vision to life—safely and efficiently.

🏡 Buying a Property in France? 5 Reasons You Need a Structural Engineer! 🇫🇷🏗️

If you’re considering buying a home in France—whether it’s a charming countryside retreat or a historic stone property—getting a structural survey could save you from costly surprises later. Here’s why:

1️⃣ Identify Hidden Structural Issues
Cracks in walls, bowing stonework, or timber decay might not be obvious during a viewing, but they can indicate serious structural problems that could be expensive to fix. A professional survey will highlight any concerns before you commit.

2️⃣ Ensure Your Dream Renovation is Possible
Thinking of knocking down walls or adding an extension? A structural engineer assesses load-bearing walls, foundations, and roof stability to ensure your plans are safe and feasible.

3️⃣ Protect Your Investment 💰
A survey provides a clear picture of the property’s condition, helping you avoid unexpected repair costs. You can even use the findings to negotiate the purchase price or request repairs before finalizing the deal.

4️⃣ Compliance with French Building Regulations 🇫🇷📜
Older properties may not meet current French building standards, particularly in seismic zones or areas prone to subsidence. A structural assessment ensures your new home complies with regulations and remains safe for years to come.

5️⃣ Peace of Mind Before You Buy
A home is one of the biggest investments you'll make. A structural survey provides expert reassurance that your chosen property is structurally sound—or flags issues early so you can make an informed decision.

🏗️ Need a Structural Engineer in France?
At Dobson Structures, we specialize in structural surveys, calculations, and renovation support for properties across France. Whether you're buying, renovating, or planning an extension, we provide expert guidance to protect your investment.

What Does a Structural Engineer Do? And How Do They Compare to Builders, Architects & Surveyors? 🏗️🔍

If you’re planning a renovation, extension, or new build, you might be wondering: Do I need a structural engineer? Or should I speak to a builder, architect, or surveyor? 🤔

Each professional plays a vital role in construction projects, but they have different areas of expertise—and knowing who to involve (and when) can make all the difference!

Structural Engineer 🏗️ – The Backbone of Your Project
A structural engineer ensures that buildings are safe, stable, and structurally sound. Our role includes:
✅ Structural Surveys – Identifying structural issues in a property and advising on solutions.
✅ Structural Calculations & Design – Ensuring beams, foundations, and walls can safely support loads.
✅ Renovations & Extensions – Checking whether walls can be removed and, if so, designing the necessary reinforcements.
✅ New Builds – Designing the structural elements of a house or commercial property.

At SARL Dobson Structures, we specialise in buildings where a standard survey may not be sufficient. If you’re dealing with an older property, an unusual design, or extensive structural changes, a structural engineer’s expertise is essential.

How Do We Compare to Other Professionals?
👷 Builder / Contractor – The hands-on experts who carry out construction work based on plans and calculations. A good builder follows designs from engineers and architects to bring a project to life.

🏡 Building Surveyor – Primarily focuses on assessing a building’s condition and identifying defects (such as damp, subsidence, or timber decay). They provide valuable insight but don’t typically design structural solutions, and would recommend a structural engineer steps in to lay out those remediations.

📐 Architect – Creates the overall design and layout of a project, ensuring it is both functional and aesthetically pleasing. They often collaborate with structural engineers to ensure their designs are safe and buildable.

Why You Might Need More Than One
A well-planned project usually involves a mix of professionals.
🔹 If you want to remove a wall, an architect or builder may suggest it—but a structural engineer will confirm whether it’s possible and design the necessary support.
🔹 If you're renovating an older home, a surveyor might flag issues, but a structural engineer will assess and design solutions.
🔹 For a new build or extension, architects create stunning designs, and engineers ensure they’re safe to construct.

💡 Need a Trusted Builder or Architect?
At SARL Dobson Structures, we work closely with several builders and architects across the UK and France, so if you need a recommendation, just ask!

👷‍♂️Structural Calculations and Drawings
📍Sarthe (72)

We have recently completed the structural design for internal alterations and improvements to a residential building. Working alongside a local architect, our design adheres to Eurocode standards, ensuring that the proposed modifications – including the installation of optimised steel beams and timber stud walls – meet planning requirements and provide long‐term structural integrity.

Our detailed calculations utilise IPE 200, HE 180 A, and HE 140 A sections to support new floorings and wall openings, while carefully accounting for wind, snow, and other loads. This comprehensive, code-compliant design not only enhances the safety and efficiency of the renovation but also demonstrates our commitment to delivering effective and sustainable engineering solutions for our clients.

👷‍♂️Structural Survey
📍Var (83)

Dobson Structures were contacted to conduct a survey of a property due to concerns about existing internal and external cracking. Prior to the visit, we were able to assess risks such as soil, age of the property, previous major weather events, and vegetation growth in the area. Following the physical inspection, we could conclude that the cracking is likely minor seasonal movements which should be further monitored with simple measurement practices. If period of monitoring reveals ongoing significant movement, we also proposed the most cost-effective and practical stabilisation method and will be happy to provide further support to the clients.

Worried you might have a big problem on your hands? We will be happy to conduct a structural survey to assess the areas of concern and propose the most suitable monitoring or remediation methods.

👷‍♂️Loft Conversion Calculations
📍Maine-et-Loire (49)

One of the most common ways to create more space in your home is to covert attic space. Of course, this isn't always simple, with the most prevalent obstacles to overcome being head height and the location of roof trusses. Dobson Structures conducted the structural assessment and calculations to propose a solution to increase the head height within an attic space and allow for it to be used as a habitable space. Due to the complexity of the existing structure and therefore the proposed changes, a 3D model analysis was undertaken as well as 2D. From this, we could propose the suitability of existing timbers, and provide the details of changes and additions to allow the project to go ahead.

Need to increase the head height in your attic? Get in touch with Dobson Structures to find out the best way to do this securely and sustainably.

Planning some opening up works and need to assess the potential implications to your upper floors? We're here to make sure that you can carry out your proposed renovations safely, and with simple and affordable solutions. A chat with us could save you money in material costs, as well as fixing the problem if you proceed without structural checks!
