LANDLORD Gas Safety

Arrange a check every 12 months by a Gas Safe Register engineer for all gas appliances, flues, and pipework.

Record Keeping:
Keep the Landlord Gas Safety Record (CP12) for at least two years.

Tenant Communication: Give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.

Maintenance:
Keep all gas equipment and pipework in a safe condition and fix problems quickly.

Why It Matters
Saves Lives: Prevents invisible, poisonous carbon monoxide leaks and dangerous gas explosions.

Avoids Penalties: Prevents heavy fines, legal action, or invalidating insurance
