Today’s survey took us to a beautiful 300-year-old cottage in Letchworth 🏡

Client feared the worst after spotting LOTS of woodworm holes and tunnels in the exposed beams… but after a proper inspection, the verdict was:

🪵 “Woodworm… yes.” 🪵 “Active woodworm… absolutely not.”

What we were seeing was historic activity only — likely treated many years ago and now completely inactive.
A good reminder that old flight holes don’t always mean current infestation.

Sometimes timber just carries a few battle scars and a good story or two after 300 years 😄

The beams are staying exactly where they belong — holding the cottage up nicely for another few centuries.

Survey in Letchworth today investigating suspected woodworm activity.

After checking the entire property, we spotted the prime suspect… a dead beetle on the windowsill. 🪲☀️

Fun fact: when wood-boring beetles emerge from timber, they head towards the light trying to escape and reproduce — which is why they often end up on windowsills looking like they’ve just completed their final mission impossible.

That little clue led us straight to an active infestation hidden away in a hall cupboard nearby.

Another mystery solved by the Woodworm Detective Agency. 🕵️‍♂️🔍

Today’s damp survey in Wales turned into an episode of Gardener’s World. 🌿😂

Severe damp to a bedroom ceiling. Checked the loft — soaking wet gable wall beside the chimney stack.

External inspection revealed the culprit: weeds and vegetation growing out of the chimney like it was hanging baskets season.

Friendly reminder: chimneys should vent smoke… not support ecosystems. 💧🏚️

Today’s survey in Hammersmith started like many others — a bit of damp showing internally in the kitchen 🏠💧 Nothing too dramatic.

So outside we went, expecting the usual suspects: cracked render 🧱, leaking gutter 🌧️, maybe a dodgy drain 🚰. But no… there it was.

A beautiful Victorian slate DPC, faithfully doing its job since around 1890 👏🧱

This thing had survived two world wars ⚔️, the Blitz 💣, freezing winters ❄️, heatwaves ☀️, economic crashes 📉, and over 135 years of glorious British rain 🌧️🇬🇧 — without letting moisture into the property.

An absolute warrior. 💪

Then along came modern landscaping…

Next door had recently installed an AstroTurf garden 🌱 and raised the external ground level just enough to bridge the DPC ⬆️💦

One tiny change… and suddenly a damp-proof course that had remained undefeated since Queen Victoria 👑 was finally beaten… by fake grass. 😂

The solution? Lower the external ground levels ⬇️

Somewhere out there, a Victorian bricklayer is staring down from the heavens shaking his head like: “I laid that slate to last forever… and you covered it with plastic grass?” 😩🤣

🚨 Mouldy mystery in Maidenhead… solved! 🕵️‍♂️🏚️

Our client noticed a suspicious mouldy smell coming from the cupboard under the stairs… and trust us, houses don’t usually come with “earthy aroma” as a feature 😬

We lifted a floorboard and discovered dry rot thriving away in the subfloor 👀💀

For anyone wondering, dry rot is basically the nightmare gym bro of the fungus world — once it gets the right conditions (moisture, poor ventilation, and timber to munch on), it spreads rapidly through softwoods like pine floorboards. It breaks down the timber from the inside out, leaving it weak, brittle, and ready to crumble. Left untreated, it just keeps expanding further and further looking for more wood to destroy 🍽️🪵

In this case, the culprit was:

💧 A defective external downpipe
🌬️ Poor subfloor ventilation
🪵 Plenty of softwood for the fungus buffet

The good news? The client called us early, and we caught it before the floor turned into a trampoline 🎪
Now we’ve identified the full extent of the issue, we can put together an action plan ASAP and get this property back on solid ground 🛠️

Another day, another mould monster defeated in London Colney today 👊🦠

We carried out a specialist mould removal job for a client after the walls decided they wanted to grow their own ecosystem… 🌱😂 Safe to say the mould lost.

Woodworm… or just a bit of ancient history? 🪵🔍

Today’s visit to a garage roof in Meldreth had us playing detective. At first glance, those little holes looked suspicious… but on closer inspection, this was a closed case 🕵️‍♂️

Dark flight holes ✅
No fresh bore dust ❌
No recent activity 👋

Conclusion: the woodworm have long since packed their bags and moved on!

Always worth checking though — not every hole is a horror story 😄

We really need to get out more… 😅

Today’s highlight? Not a fancy kitchen, not a grand extension… but the back side of a beautifully preserved lath and plaster wall in a 1930s Bromley house.

Most people see a smooth plastered finish and think nothing of it. We see this and get genuinely excited 🤓 — the timber laths, the old plaster keys… the hidden craftsmanship that’s been quietly doing its job for nearly 100 years.

Yes, we’re aware this isn’t normal behaviour.

But if appreciating nearly century-old building methods is wrong… we don’t want to be right.

🚨 Mould 1 – Fresh Air 0… actually, make that Fresh Air winning 2-0 after 48 hours 😅

We were out in Sheffield this week looking at a property with serious mould growth and heavy condensation on the windows — the kind where you wipe the glass and it’s back again before you’ve put the kettle on.

The main issue? Moist, stale air with nowhere to go.

Our recommendation: install a PIV unit (Positive Input Ventilation) in the loft.

💡 What’s that when it’s at home?
A PIV works by gently drawing in fresh, filtered air from the loft and pushing it into the property. This creates a slight positive pressure inside the home, which forces out the damp, moisture-laden air that causes condensation and mould.

Think of it as giving the house a constant, controlled “breath of fresh air” — without needing windows open all day.

And the best bit…

⏱️ Within just 2 days, the client has already noticed:

- Way less condensation on the windows
- Air feeling fresher
- Early signs of surfaces drying out

No magic. Just proper diagnosis and the right solution 👍

Moral of the story?
Stop blaming the windows… it’s usually the air 😉

🚨 Air Brick Crime Scene – Bromley Edition 🚨

Carried out a damp survey in Bromley this week and… well… let’s just say the air bricks have been put on a strict diet 😅

A lovely new driveway has been installed, but unfortunately the external ground levels have been raised so much that over half of the air bricks along the entire front elevation are now buried. You can literally only see the top half of them 👀

Now, for anyone wondering why that’s a problem…

🧱 Air bricks are there to ventilate the sub-floor void
They allow fresh air to flow underneath suspended timber floors, keeping the area dry and preventing moisture build-up.

Block them up, and you’re basically turning the sub-floor into a damp, stagnant sauna — perfect conditions for:

- Timber decay
- Mould growth
- That lovely “what is that smell?” aroma

The good news? 🙌
We popped a camera into the sub-floor to have a proper look and happy to report there’s currently no fungal decay. A lucky escape this time!

💡 The solution:

- Lower external ground levels or
- Install telescopic/periscope vents to raise the airflow above the new driveway level

Either way, the goal is simple: get that air moving again before problems start.

Moral of the story…
A new driveway might boost kerb appeal, but your air bricks still need to breathe 😄
