💧 Damp in the garden room… but where was the water getting in? 🤔🏠

During a recent survey in Cambridge, we found signs of water ingress affecting a garden room/conservatory.

From inside, it was clear that moisture was getting in — but the important part of any damp survey is finding why. 🔍

🚁 Time to send the drone up!

Our external drone inspection gave us the answer. The roof had sections of flash band used at the junctions, and these had deteriorated and completely come away in places. 😬

That left the roof junction vulnerable to rainwater pe*******on, providing a clear route for water to enter the structure and cause the dampness we were seeing internally. 🌧️➡️🏠

No guesswork.
No unnecessary damp-proofing.
No blaming "rising damp". 😂

Just a failed roof detail that needs repairing.

👀 Do you know what these could be?

Believe it or not… there are air bricks hiding under there! 😂🧱

We came across these during a survey in Bedford yesterday. The air bricks had been completely painted over and were also buried beneath the driveway pebbles. 🪨🎨

They might not look particularly exciting, but air bricks have a very important job. They allow fresh air to circulate through the void beneath suspended timber floors. 🌬️🏠

When they become blocked like this, airflow beneath the property can be significantly reduced. This can lead to increased humidity and moisture levels beneath the floor and, over time, create ideal conditions for fungal decay and deterioration of the floor timbers. 🪵🍄😬

Thankfully, this one has a pretty straightforward solution:

🧱 Expose the existing air bricks
🪨 Move the driveway material away from them
🎨 Remove any paint or other obstruction
🌬️ Get that sub-floor ventilation flowing again!

Sometimes the smallest details on the outside of a property can make a big difference to what's happening underneath it.

Moral of the story: air bricks need air… not a pebble duvet! 😂🪨

Somehow, it’s already been 12 months since ProCheck Damp & Timber started trading… and what a first year it’s been! 🍾

We thought we’d mark the occasion with a few numbers:

🧱 A rare bit of brickwork history hiding in plain sight…

While surveying an 1800s property in Henlow, I came across something you really don’t see every day — rat-trap bond brickwork.

Despite the unusual name, it has nothing to do with catching rats! 🐀

Rat-trap bond is a traditional method of construction where bricks are laid on their edges rather than flat, arranged in a way that creates a continuous cavity within the thickness of the wall.

And it was a clever bit of construction.

🧱 Fewer bricks required – the arrangement could reduce the quantity of bricks needed compared with conventional solid brick construction.

🌡️ Improved thermal performance – the enclosed air voids provide a degree of insulation compared with a similarly constructed solid wall.

💧 Separation from external moisture – the cavity can help reduce the direct passage of moisture through the full thickness of the wall.

⚖️ Reduced wall weight – all while creating a surprisingly efficient wall construction.

Although rat-trap bond has been used historically in Britain, it is far less commonly encountered than traditional solid brick bonds such as Flemish or English bond, making an original example in an 1800s house a particularly interesting find.

It’s one of those details that reminds you why surveying older buildings is so interesting.

You never quite know what the people who built them nearly two centuries ago are going to teach you.

Old buildings were often a lot cleverer than we give them credit for. 🏠🧱

🚿🔍 Looks can be VERY deceiving... 😂

We were recently carrying out a damp and timber survey in Little Wymondley, Hertfordshire, and at first glance, the bathroom extract fan looked absolutely spot on! ✅

✔️ Fan working perfectly. ✔️ Ducted through the ceiling. ✔️ Through the loft. ✔️ Out through the gable wall.

"Nothing to see here..." 🤷‍♂️
..or so we thought! 👀

A quick inspection in the loft revealed that the extraction duct hadn't been insulated. ❄️

Now here's the problem... This property has a cold roof, meaning the loft itself is cold because the insulation sits on the loft floor rather than the underside of the roof.

So what happens? 🤔

All that lovely warm, moisture-laden air from your shower travels into a freezing cold duct... 🌡️➡️🥶

💧 The water vapour can condense inside the pipe before it ever reaches the outside. Instead of leaving the house, the water ends up running back into the loft or dripping from the ductwork, potentially causing damp, mould and unnecessary moisture where you really don't want it!

It's a bit like putting a nice hot cup of tea into the freezer and wondering why everything gets wet! ☕😂

It's a small detail that's easily missed, but it's exactly why we don't just switch a fan on and say, "Yep, that works!" 👍
