A contemporary residence, designed for refined family living, maximising light and space.

Expansive glazing and high ceilings to primary entrance and living spaces draws daylight deep into the plan, with window positions thoughtfully framing views of the surrounding sylvan landscape.

A rich palette of quality materials adds texture and depth, standing seam zinc in a rich dark bronze wraps the upper floor, in contrast to the grounded warmth of linear brickwork and earthy qualities of the feature stone wall which separates parking/circulation areas from private garden spaces. Together, they form a composition that is both contemporary and enduring.

It’s not often we get the opportunity to design a bespoke home on a site of this quality. Uninterrupted panoramic views across Belfast Lough over the North Down coastal path, entertainment spaces, a private pool…. this home has it all.

Designing around a restrictive covenant which limited ridge height, we developed our own contemporary interpretation of the classic art-deco style to deliver first-floor living and maximise those elevated views.

The open-plan living spaces extend outward onto an expansive balcony overlooking Belfast Lough, with a more intimate snug at the rear opening onto its own private terrace, perfectly positioned to capture the evening sun.

A brief look at progress during a recent site visit to our clients self-build replacement dwelling on the rural outskirts of Saintfield.

The linear plan form, strong solid-to-void proportions, vertically emphasised openings, textured rustic render, and Bangor Blue slate finishes all draw inspiration from the traditional Irish farmhouse it replaces.

We’re excited to see the scaffold drop in the coming weeks!

📍 Haven’t posted in a while, so thought I’d get back to it with a few before & after images of our latest renovation project on the Cultra coastline.

🧱 This tired 1970s red-brick home was fully renovated inside and out, transformed into a more contemporary dwelling with a fresh rendered exterior and a new full frontage balcony designed to capture the stunning panoramic views over Belfast Lough.

🌳 The landscape design introduces striking feature planting that beautifully complements the renovated dwelling, softening its presence in the surrounding landscape.

Progress continues at pace on our dual infill scheme in Comber with the contractor capitalising on the recent favourable site conditions.

Fulfilling our client brief, each dwelling was specifically designed and orientated to optimise solar gain and maximise unspoilt views across the surrounding rural landscape, particularly from the primary living spaces and master bedroom suite.
