Leaking Roof ?

Immediate actions to take :

1. Contain the water. Place buckets or other containers underneath the leak to catch the dripping water. To minimize the dripping sound, place a towel or a piece of wood in the bottom of the bucket.

2. Move belongings. Relocate any furniture, rugs, or other valuables away from the area to protect them from damage.
Relieve pressure from a bulging ceiling. If you see a bulge in the ceiling, it's a sign that water has pooled. Puncturing a small hole in the center with a screwdriver will allow the water to drain into your bucket, preventing the ceiling from collapsing on its own.

3. Cover the roof with a tarp (if safe). For a temporary fix, cover the damaged section of the roof with a waterproof tarp. If you are not experienced working at heights, it is safer to hire a professional to do this.
Document the damage. Take photos and notes of the leak and any damage for a potential insurance claim.

4. Call a professional. A roofer can safely and accurately find the source of the leak and provide a permanent fix. Do not attempt major roof repairs yourself unless you have the necessary skills and safety equipment.

Common issues with slate roofs include cracked or broken slates, missing or loose slates, and faulty or damaged flashing around chimneys and other penetrations. Other problems can include sagging rooflines, moss and algae growth that holds moisture, and premature failure caused by inferior materials or poor installation. Regular professional inspections are crucial for identifying and addressing these issues before they lead to leaks and structural damage.

Urgent roof repairs

Immediate steps to take during a leak
To minimize damage while waiting for a professional, follow these guidelines:
Contain the water: Place buckets or pans directly under the leak to catch water. For persistent drips, you can put an old tea towel in the bucket to muffle the sound.
Protect belongings: Move any furniture, electronics, and other valuable items away from the water. If they cannot be moved, cover them with plastic sheeting or tarpaulins.
Relieve ceiling bulges: If you see a bulge in your ceiling, it is holding water and is at risk of collapsing. Carefully puncture a small hole in the center with a screwdriver to create a controlled release into your bucket.
Take photos: Document the damage with photos for your records. This is crucial for any potential home insurance claims

Fascia, guttering service

For UK homeowners, replacing fascias and gutters protects the house from water damage by diverting rainwater away from the roofline and foundation. The average cost for this replacement varies by property size, material choice, and labor, but typically ranges from £1,500 for a terraced house to over £4,000 for a large detached house.

Signs that you need new fascias and gutters
Regularly inspecting your roofline for these issues can save you from more extensive and expensive damage later on.
Rotting or peeling paint: For timber fascias, peeling paint is an early sign that moisture is getting into the wood, causing it to rot.
Cracks and holes: Visible cracks, splits, or holes in the fascias or gutters can cause leaks and indicate that the materials are deteriorating.
Sagging gutters: Gutters that are not draining properly due to blockages, incorrect pitch, or broken brackets will begin to sag under the weight of standing water and debris.
Water stains and leaks: Stains on your exterior walls, especially below the gutters, are a clear sign of overflowing water. You may also notice water pooling around the foundation of your home.
Pest infestation: Gaps created by deteriorating fascias or soffits can allow birds, insects, and other pests to enter your roof space.

A loft conversion transforms an unused attic into a habitable living space, adding value and extra rooms to a property without the need to move house. Common types include rooflight, dormer, mansard, and hip-to-gable conversions, chosen based on the existing roof structure and available space.
