Imagine a home that is 33 times more efficient than building regulations.

After rigorous testing and meticulous attention to detail, the Scarborough Hill House has been officially signed off by Building Control. Achieving an A Grade Energy Performance Certificate (EPC) rating of 101, this home demonstrates what is possible when exceptional design and sustainable principles are seamlessly integrated. One of the most outstanding achievements of the project is its airtightness. At just 0.3m³/hr/m², the home is 33.33 times more efficient than the standard required by Building Regulations.

A facade of vernacular details & modern components.

Our East Yorkshire Passivhaus occupies a site at the core of the village of Carnaby with neighbouring buildings made from brick and chalk. Uniquely coarsed bricks run along their eaves, form quoins around windows with chalk infill in between.

We were keen to echo these local traditions but also to use modern methods of construction where appropriate, aiming to achieve the highest levels of internal comfort and longevity for the home.

The standing seam roofing of the home is highly durable, as well as being far lighter than slates, requiring less substructure and allows for the easy installation of solar panels which clip onto the roof’s crimped seams.

The home’s triple glazed windows echo the mullions of the surrounding farm cottages whilst achieving the highest level of thermal performance for this 21st century eco-home.

An emerging tranquil kitchen interior at our East Yorkshire Passivhaus.

The home’s prominent position on Carnaby main street made the mediation of air and noise pollution a key concern of the project. The high levels of insulation in the home as well as its meticulous airtight construction keep road noise to a minimum whilst a state of the art mechanical ventilation system filters particulates and impurities from the incoming fresh air of the home.

Our first look at the completed garden side of our East Yorkshire Passivhaus.

One of our main goals at Carnaby was to maximise the visual and practical connections between the family home’s interior and its lush garden, with each living space offering views through triple glazing out to the nature beyond.

Achieving the most comfortable internal environment was also a key concern for the project. The home’s high performance windows are essential to achieving this, offering unmatched levels of thermal performance with a U value of 0.68 W/m2K and they are also low emissivity coated to reflect excess solar radiation.

Our East Yorkshire Passivhaus in Carnaby has recently shed it’s scaffolding, revealing the delicately laid vernacular chalk and reclaimed brickwork beneath.

The very same chalk that makes up the nearby cliffs at Flamborough has been used as a building material for millennia and provides a unique character to the village of Carnaby, which we were keen to continue.

Over a period of two years these local materials, which originally made up the site’s derelict cottage, were reclaimed and stored by the team at .joinery before being used to wrap this next generation ecohome.

This home sets a new standard for sustainable construction in East Yorkshire, achieving very high standards of thermal efficiency (0.11 W/M2K) as well as minimising the carbon footprint of its construction through it's timber structure and reuse of existing local materials.
