🏡 Another step forward on our South Birmingham assisted sale…

After five weeks, the scaffolding is finally down and we can properly see the outside of the property again! 👌

There are still a few finishing touches to sort around the windows, but it’s great to see another big stage ticked off.

The rest of the bathroom has landed too, so this weekend we’ll be cracking on with the vanity, WC unit and getting that room another step closer to finished.

We’ve also got the downstairs vanity ready to go.

Slowly but surely, this transformation is coming together. 🔨🏡

🏠 We’re finally starting to put this place back together!

Bedroom one and bedroom two are now freshly boarded and ready to be skimmed, and the new windows are going in throughout the property. 👌

We’ve also made a few changes to the bathroom windows, adding both side and top openers to give the investor more flexibility with ventilation once the property is back in use.

After all the stripping out, hidden problems and surprises we uncovered, it’s good to finally see some proper progress and start putting this Wolverhampton Airbnb back together. 🔨

Plenty more still to come, including the bathroom, kitchen, plastering, decorating and flooring.

🔥 GOOD CHANGE OR BAD CHANGE? What do you think? 👀

This one is officially DONE! 🙌

We’ve taken this kitchen from a very beige, neutral space and given it some colour, warmth and character.

🌿 Sage green kitchen
🪵 Oak herringbone flooring
🪵 Solid oak drop-down table
🍷 Oak wine rack and bookshelf features
✨ 20mm white quartz worktops with drainer grooves, upstands and full splashback
🔥 Boiler fully boxed in
♻️ Pull-out storage, recycling bins and plenty of clever cabinet storage
The customer wanted to keep some of her existing appliances, so we designed the kitchen around them and incorporated everything into the finished look.
I love the combination of the sage green, white quartz and natural oak. It’s completely changed the feel of the room.

We’re nearly finished on this kitchen now and it’s all coming together nicely 👌

Units are all in ✅
Herringbone flooring is down ✅
20mm quartz worktops are in ✅
Integrated appliances are fitted ✅

We’re just waiting to drop the customer’s freestanding appliances into place, sort a few final snags and then this one is ready to hand over.

🏡 Creating the blank canvas before the finishing touches begin…

The pocket doors are in, we’re planning a nice oak herringbone floor running through the space, and the freshly plastered walls are getting their mist coats.

On projects like this, I like to get everything painted white first. It seals the new plaster, brightens the space and, most importantly, gives us a completely blank canvas.

Then we can stand back, look at the whole room and start deciding where the colours, panelling and final details are going to work best.

It might not look exciting at this stage, but this is where the finished design starts coming together. 👌

🤔 Plasterers, is this overkill or good practice?

This is actually the first time I’ve used full plasterer’s mesh across the walls.

Normally I’m quite happy to stabilise everything with Green Grit and then skim, but the guy working with me swears by the mesh. His thinking is simple, he doesn’t want callbacks! 👌

So we’ve gone belt and braces on this one. Mesh across the problem walls, Green Grit and then a fresh skim.

Another plasterer I work with doesn’t bother with it and says Green Grit is more than enough.

So I’m interested to hear from the plasterers on here…

💷 The cheapest quote isn’t always the cheapest job…

When you're renovating a property, it's tempting to simply go with the lowest price.

But there's a big difference between good value and cheap work.

Cut corners, poor workmanship, cheaper materials and things conveniently left out of the original quote can quickly turn that bargain into a much bigger bill.

After more than 20 years working in property renovation, one thing I've learned is to always look beyond the bottom-line figure.

👉 Compare the scope of work
👉 Check what's actually included
👉 Understand what materials are being used
👉 Look at experience and previous work

Sometimes paying a little more to get something done properly the first time can save you thousands later.

🏚️ “While you’re here… just do the ceilings as well!” 😂

These bedroom ceilings weren’t actually part of the original renovation quote.

They had a textured Stipplelite finish, and initially the plan was to leave them and just replace the skirting boards.

But once the investor came back and saw everything else taking shape, the decision was made, let’s do them properly while we’re here.

So both bedrooms have now been overboarded and are ready for a fresh skim. 👌

It’s always easier to get these jobs done while the property is empty and already undergoing a full renovation rather than regretting it afterwards!

🏡 Another update from our South Birmingham assisted sale project!

We’ve been working on this one for around six weeks now, fitting the renovation around our other projects, evenings and weekends.

This weekend it was even bring your kids to work day while we cracked on with a few more jobs. 😂

The property is really starting to change now. The new windows and doors are all fitted, trimmed, sealed and finished off, and we're another step closer to bringing the whole vision together.

There’s still plenty to do, but that’s all part of the journey, and we’ll keep showing you the real renovation process from start to finish.
