An update of where we are at,

At the start of 2024, a customer approached us and asked if we could complete a loft conversion for her. The build was to allow for a home gym / chill out room for her and her family.

After planning and having designs completed with structural engineers, we set about work in late summer/Autumn of 2024.

After successfully managing to fit the steel rsj beams into the walls, we bolted the splice joints up and proceeded to hang timber beams off to create an independent floor of the ceiling below.

After fitting a steel rsj beams to the ridge, we installed a series of timber studs and ceiling rafters, doubled up the thicknesses of the existing rafters and removed some of the existing purlins to create a large open room.
After intersecting the rear valley, we created the dormer to sit in the valley, installed a new lead land valley higher up and continued the valley below the dormer.
The outside of the dormer was clad in composite cladding and the roof was constructed out of mastic asphalt which gave a 25 year guarantee.

The inside was fully insulated top to bottom, with floor insulation prior to floorboards going down, pir insulation between the ceiling rafters and walls, multifoil insulation on top of the walls and ceiling and thermal boards on the brickwork walls.

After designing the stairs, it was time to fit. A double kite-winder with spindles and handrail. The underside of the stairs was covered in mesh and plastered, a true work of art.
The customer wanted to keep as much character of the house as possible so we continued the dado rail up the new walls following the new staircase. A feature not used by many now but really stood out on this job.

To finish we installed an engineered hardwood floor to really set this room off!

Overall a great build from start to finish. The customers delighted with their new loft conversion and great for us to showcase our work.

🔥🔥Wow what a year 2023 has been!!

We started the year off down in Leafy Lytham, with exterior renovations to a large Victorian property. Extensive works included all Guttering replaced, replacement bay windows, replacement windows with lots of encapsulation glass, exterior painting and some roofing repairs.
The customer decided to have the whole house pointed which was an extensive and long process but one we carried out to a high standard. The final part of the puzzle was a very grand Porch, which included removal of the existing porch, new brickwork, block work and lots of sandstone… keeping with the Victorian theme the customer opted for a traditional front door, traditional tiles inside and the ultimate in window glazing, the original stained glass units. The pictures speak for themselves.

This job took us from January through to June.

We then proceeded to enhance a property in Thornton with a modern kitchen dining room with fitted kitchen, underfloor heating tiled floor and a series of pocket oak doors. A great finish to a job with customers delighted at the final result.

And finally staying in Thornton, working on another Victorian semi, a large 3 storey property that was initially only in for repointing. We have since undertaken a full restoration of all windows to the property, fitted with new timber architraves to match the existing and new window bottoms.

All in all, 2023 hasn’t disappointed. From a personal point of view, it’s possibly been the best year. We look forward to 2024 and already the diary is filling nicely with our next available dates from May/June 2024 which is beyond words!!

🏡 🧱 Victorian Porch, Lytham 🏠🧱

In early April we were tasked with removing the old and tired porch on a Victorian property in Lytham.
The previous porch was large in format but was falling apart and needed urgent work. Planning permission granted, we got to work on achieving the customers dreams 💭 and more.

Working closely to the plans drawn, we set out demolishing the existing porch and digging the ground off in order to lay a new concrete footing.

🧱 New brickwork commenced and a lot of sandstone was installed on this build.

Now up to floor level, we opted to keep it traditional and install a timber floor, insulated and boarded it was ready to go again with brickwork and stonework.

The roof covering was laid with Mastic Asphalt being chosen as the most waterproof for the parapet roof design. Final pieces of sandstone laid and it was time to remove the scaffolding and start finishing this porch off.

The customer chose a 🪵 hardwood timber door and frame, complete with Brass furniture which I think you’ll all agree really sets the tone.

The highlight was encapsulating the original stained glass into a new frame bringing the old into the new and keeping and potentially increasing the porch and house character somewhat.

All freshly plastered and it was onto a Victorian style tile floor which complements the other traditional elements in this porch.

Final finishes were completed this week with all hardwood trims added and skirting boards, sealed up against the weather extremes and ready for the customer to enjoy.

A truly STUNNING porch and a pleasure to work with amazing customers.

So a little update on our current job down in Lytham.

We were asked to undertake the re-pointing on the house which to date is our largest pointing project.

Massive thanks to Mark Fylde Pointing services who helped this week get the first phase grinding out completed and cleaned up the whole exterior of the house.
As you can see on the photos it really is a big property and I wouldn’t like to estimate how many brick joints there are.

We continue to take work on but our schedule is filling up fast as we now look to book work in from June onwards.

🔥 Kitchen dining room extension & house renovation 🔥

This house has had a full rip out and restart with new extension to the rear, new kitchen with granite worktops, electrics, plumbing, new windows, full damp proof course carried out & finally a parquet style laminate flooring laid throughout.

This job was completed on schedule for the customer to move in and start decorating.

🔥🔥 New kitchen 🔥🔥

We were asked recently to fit my father in laws kitchen and along with the fitting of units, appoint a tiler, gas engineer and electrician to complete their work accordingly.

All trades worked seamlessly to create a wonderful kitchen with the WOW factor.

We don’t have any before photos unfortunately, but trust me this a huge improvement to the previous kitchen.
On this new one, we have full integrated fridge/freezer, dishwasher and black sink & hob.
Oven moved higher into larder unit with microwave above giving more usable work surface to prepare meals on.

Ultra thin 12mm compact laminate worktops give a minimalist look to this kitchen.

White metro tiling compliments the kitchen, grey oak karndean flooring and also modern led lighting & under cabinet lights means the customer can now host parties and celebrations in their wonderful kitchen.
Washing machine and dryer located in utility room.
