An update of where we are at,
At the start of 2024, a customer approached us and asked if we could complete a loft conversion for her. The build was to allow for a home gym / chill out room for her and her family.
After planning and having designs completed with structural engineers, we set about work in late summer/Autumn of 2024.
After successfully managing to fit the steel rsj beams into the walls, we bolted the splice joints up and proceeded to hang timber beams off to create an independent floor of the ceiling below.
After fitting a steel rsj beams to the ridge, we installed a series of timber studs and ceiling rafters, doubled up the thicknesses of the existing rafters and removed some of the existing purlins to create a large open room.
After intersecting the rear valley, we created the dormer to sit in the valley, installed a new lead land valley higher up and continued the valley below the dormer.
The outside of the dormer was clad in composite cladding and the roof was constructed out of mastic asphalt which gave a 25 year guarantee.
The inside was fully insulated top to bottom, with floor insulation prior to floorboards going down, pir insulation between the ceiling rafters and walls, multifoil insulation on top of the walls and ceiling and thermal boards on the brickwork walls.
After designing the stairs, it was time to fit. A double kite-winder with spindles and handrail. The underside of the stairs was covered in mesh and plastered, a true work of art.
The customer wanted to keep as much character of the house as possible so we continued the dado rail up the new walls following the new staircase. A feature not used by many now but really stood out on this job.
To finish we installed an engineered hardwood floor to really set this room off!
Overall a great build from start to finish. The customers delighted with their new loft conversion and great for us to showcase our work.
