Major EPC Reforms Coming to Scotland, England Next?

The Scottish Government has officially confirmed the Energy Performance of Buildings (Scotland) Regulations 2025, set to take effect from 31st October 2026.

These reforms mark the biggest change to EPCs in over a decade, designed to give property owners clearer and more useful information about their building’s energy efficiency — and to better support Scotland’s path to Net Zero.

EPC price changes across the industry began today 16th June 2025

We wanted to inform our customers about some recent updates to the EPC assessment process. The new standards under RdSAP 10 require us to take more detailed measurements and gather additional information about your property.

For example, we now need to measure all windows, including their orientations. We also have to provide more details about roof rooms (RIR) and any ventilation systems that may be present in your property. These changes alongside several others will help ensure a more accurate assessment of your property’s energy performance.

Because of these additional tasks and the extra time required to complete them thoroughly, our cost of an EPC assessment has increased from £49 to £69. This seems to be the current market rate having analysed many other credible EPC providers. The price increase was necessary to ensure we can continue providing you with the most accurate and reliable energy performance certificate.

Bradford Yorkshire Stone Property - How to move from an EPC rating of ‘D’ to a ‘C’

This is a question we get asked all the time as many landlords are concerned about the EPC requirements changing from an E (currently) to a possible C by 2030 (still in government consultation).

If you’re aiming to boost the Energy Performance Certificate (EPC) rating of your Yorkshire stone property in Bradford from a D or E to a C, here are some key areas you may want to focus on:

1. Internal Wall Insulation
Due to the nature of Yorkshire stone properties, external wall insulation is not possible unless you want to completely ruin the look and feel of your property. Instead, focusing on internal wall insulation can effectively reduce heat loss and enhance your EPC rating.
