🔥 FIRE DOOR REGULATIONS ARE CHANGING – ARE YOU PREPARED?
With changes to fire safety guidance coming into effect from 30 September 2026, now is a good time for building owners, landlords, managing agents and contractors to review their fire door arrangements.
Some key points to be aware of:
🚪 Fire door inspections remain essential
In relevant residential buildings over 11m, communal fire doors should be checked at least every 3 months, with best endeavours made to check flat entrance doors at least annually.
🔧 Maintenance matters
A fire door is only effective when the complete doorset is working correctly – including the door leaf, frame, closer, hinges, seals, glazing and associated ironmongery.
🏢 Approved Document B changes – September 2026
Updated requirements and guidance affect new higher-risk residential developments, including provisions around second staircases and evacuation arrangements.
📅 Further changes are coming
From September 2029, references to BS 476 for fire resistance are due to be removed from Approved Document B, increasing the importance of understanding the certification and test evidence behind the doorsets being specified and installed.
⚠️ Importantly, this does not mean every existing fire door suddenly needs replacing. Existing doors should be assessed based on their condition, performance and the fire risk of the building.
For landlords, property managers and responsible persons, the message is simple:
Inspect. Maintain. Document. Rectify defects.
