High ground levels can make a damp problem look like “rising damp” — when the real issue is moisture bridging into the wall from outside.

At this property, the external level was too high against the masonry, allowing moisture to bypass the intended damp protection and keep the wall wet at low level.

The first step is proper diagnosis: check external levels, drainage, bridging and defects before reaching for chemical damp proofing.

Sandstone patio

Lovely work from Dean getting this patio finished off.
Installed in a typical new-build garden, with a gentle fall to help with drainage and consistent spacing throughout.

We’ve still got a lime chipping channel to install around the edges to complete the job properly. Then some pointing and a clean up.

A simple, tidy finish and a much more usable garden space, ready well before the winter weather arrives.

new build snagging serveys and a very common finding with air bricks poorly installed and close to the ground.....

Does it matter in a new build property? Developer didn't seem to think so and thought we were being pedantic.

Formally, it is a breach of NHPC regulations, and as such it should be fixed.

It leads to dampness within the walls. From our point of view, this poses a risk of mold and condensation production, often hidden within cavities, posing a health risk long-term.

Even more current, it is indicative of low standards on a new build site, and if this is easily found outside, what hidden gremlins lurk within

PIV Units - the electrician's solution to fix all damp and condensation problems.

In reality, often, as with the pictures below, installed very poorly, pumping damp, mouldy air back around the home.

Highly effective if correctly specified, sourcing air from a clean source and maintained regularly. Sadly, this often doesn't happen.

One to be booked in for a fix in Cardiff. Recently installed bitumen felt flat roof above a garage, already leaking through to the inside edge and the garage below.

Surveyed and a proper independent defect investigation undertaken.

Using old existing lead flashing rarely works out correct, and on top of that, the use of the temporary flash bands on the left-hand side is just plain wrong for a permanent installation.
Some very shoddy work for our team to fix prior to the poor weather returning!

A slow bathroom leak is one of those silent issues that can cause a real mess if left for this length of time. By the time the floor starts feeling a bit spongy underfoot, the joists underneath are usually well on their way to rotting out.

We tackled this exact job recently:

• Pulled up the wet, rotten subfloor
• Repaired and reinforced the damaged structural joists
• Fitted new moisture-resistant OSB board and laid the new bathroom flooring over the top

Solid underfoot again and completely sealed up.

Salt migration after long term dampness leads to persistent decorative problems. A number of ways to manage, but often a simple render backing with salt neutraliser is effective. Allows for ‘normal’ gypsum plaster back over the top and suitable for patch repairs such as this.

Absolutely essential is to fix the cause first - in this case defective guttering!
