Dealing with Penetrative Damp – Filey, North Yorkshire 🌧️🏠

We were recently called out to a property in Filey suffering from penetrative damp, largely due to prolonged exposure to harsh coastal weather and defects within the building’s external envelope.

Following a full inspection, we identified several contributing factors:
• Perished roof covering allowing water ingress
• Lack of a breathable membrane beneath the tiles
• Defective pointing and weathered brickwork
• Ineffective rainwater goods causing overflow and saturation of walls
• External ground levels contributing to damp bridging

Our solution involved a full external overhaul to eliminate the source of the problem:

🔨 Roof Works
✔️ Full strip of existing roof covering
✔️ Inspection and replacement of any defective rafters or timbers
✔️ Installation of a breathable (permeable) roofing membrane to modern standards
✔️ Re-battening using treated timber battens
✔️ Re-roof using concrete tiles with a dry ridge/verge system for improved ventilation and durability

🧱 External Repairs
✔️ Grinding out and re-pointing defective mortar joints
✔️ Application of a breathable masonry water repellent to protect against driving rain
✔️ Upgrades/repairs to guttering and downpipes to ensure correct water disposal
✔️ Installation of a French drain (gravel margin) to reduce ground level moisture and prevent bridging

🏠 Internal Works (where required)
✔️ Removal of contaminated plaster back to a sound substrate
✔️ Treatment of hygroscopic salts
✔️ Application of a specialist damp-resistant backing plaster and skim finish

Three quotes. Three completely different opinions.

One says you need a full damp proof system for £9,000.
Another says £2,500 worth of injections will sort it.
The third barely looks at the wall and writes a quote from the doorway.

Sound familiar around Bridlington, Scarborough, Filey and the East Yorkshire Coast? 🤔

That’s exactly what happened to a homeowner last week.

They’d been told their house had “serious rising damp throughout the property.” One company even recommended stripping half the house back to brick.

So they called me to take a look.

Turned out the issue wasn’t rising damp at all.

The problem was blocked guttering and high ground levels outside bridging the damp course. Moisture was tracking in through the wall.

The fix?

• Lower the external ground level
• Install a small drainage channel
• Repair the guttering

Total cost: under £700.

Not £9,000. Not £2,500.

Just the correct diagnosis and the right repair.

Sometimes the solution is drainage, ventilation, roofing, or external repairs — not just chemicals injected into the wall

🎥 BLOCK PAVING CAUSING DAMP? HERE’S WHY…

One of the most common issues we see across Bridlington, Scarborough and the Yorkshire Coast is block paving bridged up against the property, causing internal damp problems.

Your property is built with a damp proof course (DPC) — this is designed to stop ground moisture travelling up through the brickwork.

🚫 But when block paving, patios, concrete or tarmac are installed too high and sit above or level with the DPC, they create what’s called a “bridge.”

That bridge allows moisture to bypass the damp proof course completely.

Result?
• Rising damp internally
• Blown plaster
• Salt contamination
• Mould growth
• High moisture meter readings

In many cases, the damp treatment inside won’t solve the problem unless the external ground levels are addressed first.

✅ The correct solution is usually:
• Lowering external ground levels
• Cutting back block paving to expose the DPC
• Installing a drainage channel (ACO or French drain) where necessary
• Ensuring a minimum 150mm gap below the DPC
