βš™οΈ Relevelling a Building Without Rebuilding It βš™οΈ

When subsidence has affected a building's foundations, but the floor slab itself is still structurally sound, demolition and rebuild isn't always necessary. That's where jacking comes in.

Piles are installed at precise locations and depths, with jacking heads positioned beneath the slab. The structure is then lifted gradually, one jack at a time, with levels constantly monitored using laser equipment to keep everything precise. Once back to the required level, the piles are permanently concreted in, and the site is reinstated.

The result: a structure raised by up to 50mm, restored to its original level, without the cost and disruption of starting from scratch.

Most commonly used on single-storey buildings, in the right circumstances this technique can even be applied to two-storey structures, and we've used it to restore properties across the UK.

🧱 Case Study: Traditional Underpinning 🧱

When a residential property in Matlock, Derbyshire had a history of structural movement, and crack stitching alone hadn't solved it, Shire was appointed by a national house builder warranty provider to get to the root of the problem.

Further investigation confirmed what our engineers suspected: the movement wasn't cosmetic, the foundations themselves were unstable, and a permanent solution was needed.

Piling is often the default answer to foundation issues, but not here. The property already had deep foundations, and connecting a piled solution would have meant fully exposing them anyway, removing piling's main advantage. Traditional underpinning gave our team direct access to extend the existing foundation depth and full control over how the works were sequenced.

The challenge: Excavations reached depths of up to 4.2 metres. A bespoke shoring solution kept only a controlled section of foundation exposed at any time, and with the property sitting on a hillside, significant groundwater ingress meant sump pumps were needed in every excavation zone to keep conditions manageable.

The solution: Anti-heave measures and shuttering were installed bay by bay, deepening the foundations in a controlled, methodical sequence. Site access was extremely restricted, so plant machinery was off the table; everything was moved by hand.

The outcome: The works stopped the progressive foundation movement, leaving the property with a stable, deepened foundation system built to perform for the long term, delivered safely despite challenging ground conditions and a heavily restricted site.
