New 90m foot path installed over the last 2 weeks.

CIL works-

The whole highways process has been a nightmare- from design plan changes to highways waiting over 9 months to approve the design- to further delays on permit dates!

If you don’t have a whole year free then be prepared.

We completed these builds 2 months ago but our planning condtion was clear that prior to occupation these works are to be completed.

This has once again delayed the move in dates of new owners and pushed us very close to the facility extension.

It’s always things outside of your control that cause delays in the property game. Resilience is key 🔑

Finally there with our latest scheme- we imagined there was scope for additional planning,

The process was…

Phase 1-
4 plot site purchased 2022

Phase 2-
purchase the cottage to the front of the site with long rear back garden, this allowed us space to flip the gardens to the east and free up a space for plot number 5.
APPROVED 🔥 planning time 14 months 🤯

Phase 3-
Saw an opportunity to build plot number 6 online with the road scene of the neighbouring development
APPROVED 🔥 planning time 7 months

Phase 4-
There was just enough space to apply for a unit to side of existing cottage for a 3 bedroom EOT
APPROVED 🔥 planning time 9 months

Persistence is key and plenty of times we thought it wouldn’t work out, I’d say the biggest learning curve is the costs of time spent with an active development whist we were awaiting planning has negated the financial gain of the land uplift.

But lots of learning and experience gained on this one.

Plot 4&5 professional shots completed and market ready.
Build time 5 months we have had a few delays but this one now completes the street scene and now only plot 6&7

Been a tricky market to sell and has almost felt impossible at points but we have been lucky enough to keep on pushing forward.

Hopefully with the BOE reducing rates and mortgages heading slowly in the right direction we will see markets improving.

Utility connections going in this week with road works permit ready for tomorrow. All going well we should have water & elec by the weekend.

Over 150m run 2x 50mm water supplies 1x 67kw mains electric supply.

Still waiting on highways works to be approved but getting there.

Very happy with the overall curb appeal of our dunmow site-

We built these last year and had an 11 month wait with planning for an additional unit on the scheme which was granted in dec.

We have spent the last few months building another 1800sqft 5 bedroom house right in the middle of the site. This has meant we were never able to top the road and have the full visuals until today.

These houses are top spec 97A epc with renewable tech and in a gated community.

I’m very proud of the work here even though it has been the toughest battle we have faced to date.

A further 2 units will be on the market after some professional photos coming soon.

Nice tidy site all boarded and being skimmed this week here in Essex- 6 days to board/insulate/vapour barrier and screed 1840sqft 5 bedroom home with some tricky angles 🔥 plasterers estimate 4 days to be fully skimmed and we will be up and ready for floors and fit outs 🧱🧱
