If you get ‘droopy handles’, check your spring cassettes inside your handles and replace them if broken or missing. If you don’t, the next thing that could break is your centre case on your mechanism and will get more expensive than it ever needed to be.

If you have spring loaded hinges on a door, you only need to adjust the hinges to the correct tension to close the door under its own steam, rather than install a door closer as an additional measure. It makes no sense at all, especially when it is a final exit door, NOT a fire door.

Some people can’t be told so we ended up releasing the tension out of the hinges to enable the door closer to do its job, otherwise we would have had one piece of equipment constant fighting another.

Keep on top of your final exit doors. Panic hardware needs to be working properly, outer cylinders need to be secured and the door needs to be in full working order.

Lock changes in between tenancies are important. Here, we were called in quickly due to a previous tenant not handing keys back and gained access to a property with new tenants in there.

Do the right thing as a landlord and get a lock change in between tenancies.

The final job to what has been a very busy week. This started off as a simple lock change but due to the mechanisms and handles on two doors being in bad order, it turned into something bigger. Still, the landlord now has two doors fit for purpose and won’t fail come the cold weather and the tenant has new keys and peace of mind knowing that there aren’t any further sets out there.
