A pre-purchase survey is essentially a risk-based assessment carried out before signing on the dotted line.

Every client has a different tolerance for risk. Some buyers are highly risk-averse, while others are comfortable taking on properties with more significant defects and repair liabilities.

The purpose of a survey isn’t to derail a purchase. Rather, it’s to identify and explain risks through an independent and professional assessment, allowing the client to make an informed decision.

On a recent survey, our findings included:

❌ Active roof leak�❌ Leaking plumbing, heating and sanitary fittings�❌ Structural concerns relating to a retaining wall�❌ Suspect electrical alterations

Armed with this information, our client was able to renegotiate with the vendor and secure a reduction in the agreed purchase price, reflecting the condition of the property and the risks identified.

Importantly, the survey didn't stop the purchase from proceeding. It simply ensured our client had the information needed to proceed with confidence and on more favourable terms.

A recent client reminded me of something important:

Not everyone is looking for the cheapest option.

I provided a quote for a survey with a four-week lead time.

The client came back to say they had received three other quotes that were considerably cheaper, all with shorter lead times, and were planning to proceed elsewhere.

Instead of competing on price alone, I took the time to explain the difference in what we provide.

We don’t simply produce a report and leave the client to figure everything out for themselves.

Our service is built around delivering a complete solution — guidance, clarity, and support throughout the process.

Prospective clients often see ‘Level 2’ and ‘Level 3’ surveys and assume they are the same service, regardless of the surveyor or business.

In reality, the quality of service, advice, and aftercare can differ massively.

Once the client understood the added value and what they were actually investing in, they chose to proceed with us.

They were happy to pay more and wait a little longer because they could clearly see the difference.

After all, they’re employing us to provide advice on one of the biggest investments they’ll ever make.

I don’t take that responsibility lightly.
