Our client wanted a new porch that was both bold and elegant, with practical benefits, too - added warmth, light and security for the front room of her period terrace house. We're all very pleased with the results! The clean lines of the design contrast beautifully with the historic features of this Chorlton home.

Listed building consent and planning permission GRANTED in the Peak District National Park - after 5 years of planning submissions, archaeological and heritage reports, bat surveys, detailed structural proposals, pre-commencement condition discharges and more ✅

Conversion of historic outbuildings into a habitable annexe for a grade-II-listed farmhouse home, after renovation and extension of the latter - pictured last (LBC and planning permission obtained in 2017).

This is a shocker - and shows why builds MUST follow planning permission, to avoid disaster 😬 A London apartment block has failed to provide disabled access, children's play areas, gardens and a whole host of design details, all promised as part of the approved scheme. Demolition has been legally ordered by the council 😮

Conservation areas have strict rules about the development of property, even if homeowners simply wish to upgrade doors or windows.

Our clients in the Church Lane conservation area in Romiley, near , wished to replace their ageing conservatory (see final pic) with a new single-storey rear extension and patio area. We obtained planning permission for our new concept design; and also undertook technical design (building regulations).

They're thrilled with the results; and so are we - with a much smarter and more practical space; light from a generous roof lantern that works well with the original rear elevation; and a sedum green roof for sustainability. Great build quality by Hive Design & Build.

They've done a lovely job of the garden, too :)
