Chimney gutter repair to fix leak 💦. The issue with this chimney gutter was to find out why it was leaking. The previous repair likely to have been within last 5 years was to replace the original lead work on this 100 year old property. The repair was poorly done with an inadequate 60mm upstand with the chimney flashing siliconed over to stop rainwater backing up. With a 45 degree slope roof it was reliant on the silicone. It was inevitable this repair was going to fail as soon as the silicone bond was broken. Advice - When getting your flashings replaced or repaired make sure you insist on a minimum 100mm return to suit brick coursing. Make sure the contractor takes photos of the problem and corrective action as you are unlikely to want to climb up there yourself!
