Problem with a concealed cistern! 😅

If it goes wrong, you usually have to bring in three different trades just to remove it and put everything back properly.
We didn’t.
We handled the tiling, the plumbing and the full reinstatement all ourselves in one go. 🙌🏼

Work has officially begun at The Old Farmstead, Bulcote and we couldn’t be more excited to be part of it.

In partnership with Woodall Homes, Opus Plumbing & Heating is delivering the complete plumbing and heating package for this landmark development. We’re transforming the historic Grade II listed Bulcote Corporation Model Farm (built in 1904) into 24 unique heritage homes, alongside 41 contemporary new-build properties.

What was once a working model farm with its iconic red-brick quadrangle, stables and granaries is now being sensitively converted into a premium residential community that blends rich heritage with modern luxury living.

For us, this is more than just another site. It’s a masterclass in heritage sensitive mechanical services, installing high-efficiency heating systems, smart controls and future-proof plumbing while fully respecting the building’s listed status and original character.

We’re incredibly proud to be working alongside Woodall Homes on a project that sets a new standard for thoughtful, high end conversions in the East Midlands.

Most people only think about us when their toilet’s blocked or the heating’s gone off but here’s what they never see:

1. Missed holidays & family time�Bank holidays, Christmas, weekends, we’re often on call while everyone else is enjoying themselves. One emergency and plans get cancelled.

2. Our bodies take the hit every day�Crawling into tight spaces, lugging heavy tools and boilers, cuts, burns and backs that never feel the same.

3. Silent stress �Every job carries serious pressure. One wrong move can flood a house, cost thousands, and it all lands squarely on us.

4. Only called when things break �Nobody checks in when everything’s working fine but the second there’s a leak or no hot water, we’re expected to drop everything.

5. Invisible when it’s fixed �If we do the job right, no one notices, the problem vanishes, and so does any thanks.
