Not often I come across collapsed floor Joists. But this house defo takes some awards for bodges over the years. Upon investigation we found 4 completely rotten & bodged together joists which was supporting the stairs in the house. We replaced the joists. Fitted new floor boards where required then turned our attention to the rear courtyard. The back of the house suffers from damp issues because the rear courtyard groud is higher than the inside ground floor level. We removed the soil against the rear of the house, fitted air bricks so underfloor air flow could be restored, made a retaining wall so there’s the is now a 200mm gap between house wall & courtyard, installed an Aco drain system to handle groud water, replaced the old cracked Clay foul waste & Storm water pipes. Installed a new inspection chamber, then relayed the original beautiful clay pavers.
