We’re looking for a workshop space. If anyone local can point us in the right direction, we’d really appreciate it.

Ideally we’re after somewhere with:
Decent indoor workspace
Power & water available
Some outdoor space for wagons, materials & delivery drop-offs
Long term rental potential

We’re mainly looking around the Chorley, Leyland & Eccleston areas, but we’re open to anywhere local really.

If any local farmers or landowners have unused barns, outbuildings, yards or workshop spaces that could be suitable, we’d be interested in having a chat. We don’t need anything fancy, just practical space to continue growing.

We’re only a small business, so we don’t have massive amounts of cash to throw at industrial units, but we’re at the stage now where we need a dedicated space to trial materials, carry out testing, store equipment & continue developing traditional building techniques that directly benefit local historic buildings.

A lot of what we do revolves around conservation work and lime materials, so having somewhere local to properly base ourselves would make a huge difference.

If anyone can share this post or point us towards anything potentially suitable, it would genuinely mean a lot.

A good first few days over in West Lancs as we began pre-mixing our mortars, removing cement scratch coats and preparing the property for re-rendering.

All mortars are being mixed on site using dry slaking methods. The arches will be re-pointed, whilst the plinth detailing below will be exposed pointed brickwork.

There’s a fair amount of prep work involved before any rendering starts, including structural repairs, remedial masonry work, cement removal, primer removal and the installation of additional air bricks. The front elevation and right-hand gable will receive a floated lime render finish followed by limewash, whilst the left-hand gable will be finished with a harl/shelter coat only as a cost-saving measure.

It’s saddening looking a few doors down and seeing similar detailing throughout neighbouring properties, knowing these buildings were originally designed as exposed brick with decorative detailing. Later cement additions have absolutely ruined the building’s ability to function properly, alongside leaking chimneys, plastic paints and some bizarre roofing details. If there was a way to get a traditional building wrong, it’s pretty much all been done here.

As this is an early cavity wall, maximum breathability isn’t necessarily the main priority. Instead, the focus is on achieving flexibility, controlled capillarity and a system capable of shedding moisture effectively without overloading the cavity. It’s about compatibility with the way these buildings were originally intended to manage moisture, rather than blindly chasing moisture movement at all costs.

Part 2 of the layered dry slake. Knocked up to consistency, fibre added & stored alongside our usual slaking methods.

I’m off the tools for a couple weeks now so we’ll be carrying out our comparison test when I’m back & then we can update with the results.
