Good for thought folks . A serviced boiler is much less likely to fail and very unlikely to kill . If it's not safe we will tell you and together we can sort it.

Went over to Airth this afternoon for a simple valve change on a hot water tank . Not so simple there was no stopcock on the mains every valve I tried to shut was seized and the drain down was seized and almost impossible to get to . If I had been in a old property or a DIY disaster zone I could expect this but it was a modern property built in the 90s the plumber the site management and building control should all be slapped for tight fisted incompetence
