Sometimes prioritised, sometimes overlooked during a full renovation.

The front of the house can often get overlooked during the QS/budgeting stages. Often seems an afterthought.

If you are planning to sell the property, consider the front elevation as your ‘first impressions’.

Whilst you don’t live outside, or even spend a fraction of your time out the front, you’ll often be judged on your efforts, so it’s important to set the tone for the rest of the property.

Huge changes made here, but still very much a work In development.

Other than impactful landscaping to add colour and texture, and practicalities such as of road parking, what else would you consider important for house fronts?

Modern families use the home differently to older generations, and the architecture often reflects that.

In the 50’s (when Thackeray Avenue was built), open-plan living and large bathrooms weren’t considered popular, so to overcome this, I had to be creative with the design.

The bathroom was originally small (see point ‘A’) which was turned into a walk-thru wardrobe for the new Master, meaning the adjoining bedroom could become a new larger family bathroom.

The plumbing was easily rerouted, and is now more practical for modern family life.

GARDEN ROOMS

Did you know, under permitted development rights, you’re able to build a structure in your garden without planning permission?

Of course, this comes with some constraints such as size, position, etc.

Generally though, having additional space for an office, gym, bar, cinema (or all of the above!) is nothing but positives for the improvement of the home, and it’s market value.

My Reno Ltd designed and built this one off garden room in line with building regulations, even though you aren’t required to so, to ensure maximum comfort, quality and safety.

FLOOR PLANS

Designing the layout of your home may be straight forward for some, but usually some obstacles need to be overcome.

On Thackeray Avenue, the gas, water and electricity mains were all situated in the way of producing a wide channeled opening that connects the front door to the rear.

To overcome this, the gas was capped, mains water rerouted through the garage, new electrical mains installed through the first floor void, and an Air Source Heat Pump installed to heat the property by means of underfloor heating… 😅

….PROBLEM SOLVED!
