Analysts have warned that the price of materials used for UK Construction projects may increase ,due to Russia’s invasion of Ukraine.

The war that is currently raging in Ukraine could cause some supply chain disruption. However, an expected rise in gas and oil prices would have a greater impact on UK Construction. Fortunately, the UK does not import a large amount of either commodity from Russia directly but the impact of inflation across Europe will still start to affect the UK. This is because we do source quite a few products, materials and components from the Western European market.

The price for many materials used in construction are predicted to increase even more to create and supply. This is due to the materials either being very energy-intensive to manufacture or containing petro-carbons.

Overall the Construction sector in the UK have already experienced such a struggle due to COVID, so should be confident that they will be strong enough to pull through this too.

Construction set for growth – supply issues to improve

There have been many rumours that output in the industry will grow by around 4.3% in 2022, slowing to 2.5% in 2023 whereas in 2021 we saw 13.3%. This really shows the resilience of the construction sector to the Covid-19 lockdown and Brexit in 2020.
Whilst Infrastructure is expected to be the major driver for growth, the housebuilding sector is predicted to not have such an impact. The major challenge of product supply issues in 2021 have recently eased slightly, however this could still be a problem for smaller building companies.

Predictions for output in private housing are that they will rise by around 3.0% in 2022 and 2023 as compared to the 17.0% growth in 2021. In addition to this we have seen a large increase in inflation with regards to house prices, however these are expected to fall due to the further restriction of the ‘Help to buy scheme’ and the end of the stamp duty holiday. It all remains positive as there seems to be a demand for housing in affordable areas of the UK resulting in healthy profit margins.

Overall, with the supply issues easing and the forecast for house prices decreasing, the work within the construction industry shall improve.

To make way for this new build property we demolished the existing farm house and replaced it with a 5-bedroom new build luxury family residence, complete with a 3-bay oak framed cart lodge together with a wood store.
Ponder Construction installed a state of the art treatment plant complete with solar panels to make this new build house energy efficient.
