🏡✨ **Garden Home Office Project – Progress Update** ✨🏡

Another exciting project currently taking shape! 🔨

We're in the process of constructing a bespoke garden home office, creating a dedicated workspace that offers the perfect balance between home and work life.

So far, we have completed:

✅ Timber stud framework construction
✅ Structural OSB sheathing installed to the walls, providing strength and rigidity to the building
✅ OSB roof boarding fitted
✅ High-performance EPDM rubber roofing system installed, creating a durable, weatherproof finish designed to stand the test of time

The structure is now really starting to take shape, and we're looking forward to moving on to the next stages of the build.

🏗️ Garage Conversion Project – Currently Underway 🏗️
We're excited to share progress on one of our latest projects, transforming an underutilised garage into a fully insulated, functional living space complete with a new shower room.
🔨 Works completed and currently ongoing include:
✅ Removal of the existing garage door and construction of a new insulated front wall using thermalite blocks and matching brickwork.
✅ Excavation and installation of new foundations to support the structural alterations.
✅ Complete replacement of the existing flat roof, including:
• New roof timbers
• New roofing boards
• Full insulation to meet current Building Regulations
• High-performance EPDM rubber roofing system for long-lasting weather protection
✅ Installation of new drainage connections for the shower room.
✅ First-fix plumbing for the basin, WC and shower.
✅ Construction of a new raised timber floating floor system to bring the garage floor level in line with the property.
✅ Installation of new white uPVC windows to provide natural light and improve energy efficiency.
✅ Formation of internal stud partitions and insulation to all external walls, creating a warm and comfortable living environment.
✅ Plastering and finishing works throughout, leaving the space ready for decoration.
✅ Full waste removal and Building Regulations compliance managed throughout the project.
This conversion will provide the homeowner with valuable additional living accommodation while enhancing the property's functionality and value. 📈🏡

Completed staircase renovation and structural alteration project 🔨
Scope of works included:
✔ Removal of existing staircase
✔ Temporary structural support installation
✔ Ceiling and floor alterations
✔ Installation of structural steel beams to engineer’s specifications ⚙️
✔ Full installation of new staircase 🪜
A great transformation that has completely modernised the space while ensuring all structural works were completed to specification and a high standard.

Another roofing project completed by KL and Sons Building Services and thankfully, the British weather behaved itself for once.

We started by stripping back the existing roof tiles to assess everything properly, before replacing the battens and installing a new breathable membrane from Proctor Air. It’s the kind of upgrade you don’t always see, but it makes all the difference in keeping your home protected long term.

The original tiles were carefully cleaned of moss and debris and reinstated where suitable, giving them a new lease of life. Where they didn’t quite make the cut, we introduced new tiles, the darker sections, ensuring the roof is as reliable as it looks.

All works were carried out using scaffolding from Chippenham Scaffolding Ltd, keeping everything safe, secure, and running smoothly from start to finish.

The photos show the full journey, from scaffolding and strip back through to installation, and the finished result with our vans making a guest appearance.

🚧 Repairing a Damaged Wall 🚧

Accidents happen and this wall took a hit.

Our team was called in to assess the damage, make the area safe, and carry out a full repair from the ground up. From the initial clear-up and rebuild to the final finish, we made sure everything was restored to a strong, clean, and professional standard.

Roof upgrade underway ✔️

This one’s currently being stripped and upgraded with:
✅ New breathable membrane
✅ Treated battens
✅ Fibreglass valleys

Next step: re-laying tiles and finishing with a dry ridge system which is almost complete. We can’t wait to show you the finished results 🤩
