A risk in plain sight: social housing fire door inspection rates remain worryingly low.
Despite the Fire Safety (England) Regulations 2022 introducing mandatory inspection requirements for multi-occupied residential buildings, significant gaps remain.
Our research found that 89% of communal doors had been inspected at least once since 2023, compared with just 46% of front entrance doors.
Many local authorities cited difficulty accessing residents’ doors as a persistent barrier to fulfilling their regulatory responsibilities.
So, where does accountability sit?
Fire safety is a shared responsibility. But understanding where the gaps exist, and how they can be addressed, is essential to creating safer social housing.
