What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical installation in a rental property.
It checks:
✅️ Consumer unit (fuse board)
✅️ Fixed wiring
✅️ Sockets, switches, and lighting circuits
✅️ Earthing and bonding
✅️ RCD protection
The inspection is carried out by a qualified and competent electrician.

Legal Requirements (England)
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020:

• Copy must be given to tenants
• Copy must be provided to the local authority if requested
