One of our current projects is a proposed replacement extension in Kelso now planning approved. Old Brick built, previously converted garage with failing roof to be taken down and replaced with a more modern Timber frame structure cladding and tiled roof. Project also includes solar panels to the rear elevation with battery storage.

Small domestic project completed in Kelso where two existing extensions were failing and needing replaced. Both were demolished and alternative layouts designed, taken through Planning and Building Warrant and erected to enhance the use of the dwelling and garden space.

These are some of the before and after pictures of our completed project in Reston. The brief was replace the existing conservatory with a new extension to create some additional space for hobbies to the first floor, and a private Living room, bedroom, Bathroom and Utility on the ground floor. Knock the Living room and Kitchen together to form one large open plan space. We had to keep the Ridge line of the extension no higher than the original bungalow so it was challenging to get as much useable space upstairs but we think we have achieved it.

This last week we have kicked off another new build in a challenging site. Nether Ludge is on the site of an old quarry in a village outside of Kelso. You will not get more solid foundations than here. The 2 storey traditional built dwelling will sit nestled below the road level in the basin of the quarry and relates to local architecture using common materials to the surrounding dwellings.
This will be an A rated energy efficient building using traditional block walling structure instead of timber frame a trend we have seen a rise in the last few years.
Looking forward to seeing how this one turns out.

The first stages being completed of a refurbishment in Allanton. The 1960's extension was stripped of the failing felt and formed in fibreglass. The elevations were clad in larch with new uPVC windows. A new functional garage formed to the side of the dwelling. A future sunroom will link the kitchen and living room together allowing for a good flow between the internal living space and garden area

New oak frame extension to two existing dwellings converted into one dwelling in Swinton with a lovely large garden area. This project marries two dwellings into one, whilst improving the existing layout and improving thermal insulation throughout. This building was originally 5 cottages, evident by the openings found during construction. Planning and building warrant approved by ourselves.

New build 2 bedroom bungalow in Duns completed, and now the clients are wishing to convert the garage into a master bedroom with a glass link between the dwelling and garage, all considered at the time of design allowing a fluid transition and maximising the potential of the property.
Approved by planning and about to be submitted for building warrant. The modern dwelling sits well in the landscape and has just passed a year since the clients moved in. The surrounding landscape is already enveloping the build into its environment.

The project was run and overseen by ourselves.
