Full strip down of this 6 year old Baxi 800 today, multiple faults with install found along the way!
What started as a standard service has ener up being a full maintenance check with multiple fixed. Job located in well know, very hard water area, so limescale has played havoc with the plumbing, firstly the boiler is overheating, causing the hot taps to appear to not to stay hot for very long, when in reality it is the plate heat exchanger completely blocked with Magnetite (sludge) that was the cause of the problem, on install the engineer should have been aware of this and installed a suitable water softener to meet the manufacturers requirements.
Secondly, the condensate pipe was installed with an inappropriate fitting meaning potentially harmful gases could have been getting into the room.
Thirdly the cupboard around the boiler had been installed in a manor which meant the casing couldnt be removed, so any previous services following the cupboard’s installation had not been done correctly, leading to one of the worst conditioned condensate traps i’ve seen since becoming qualified.
And finally, the magnetic filter is provided with these boilers are required to be installed on the return pipe as close to the boiler as possible and before any Tee’s. This prevents and of the sludge from entering the boiler and causing this build up in the Plate Heat Exchanger, the magnetic filter is at the other side of the house in an upstairs cupbaord, as far away from the boiler as you could get!
So after isolating the boiler, cleaning out the PHE and removing as much debris as possible, reconnected and ran test, the water was stable throughout the house. Meaning all that was left to do is recommend a chemical flush of the central heating system to try and maintain the boilers lifespan as well as relocate the magnetic filter to its required position.
